John Hanna bought a 41,418-square-foot building at 2540 Red Hill Ave. in Santa Ana for $7 million. Carpenter & Associates represented both the buyer and the seller, The Hamilton Co.

Bixby Land Co. bought a 53,361-square-foot building at 15365 Barranca Parkway in Irvine for $6.35 million. CB Richard Ellis represented both the buyer and the seller, Markland Industries.

Hietman Holdings bought an 18,219-square-foot building at 20762 Linear Lane in Lake Forest for $1.55 million. Lee & Associates represented Hietman. CB Richard Ellis represented the seller, AG Heinze Co. Inc.

Ronald Beard bought a 31,000-square-foot office building at 1224 Magnolia Ave. in Anaheim for $1.465 million. NAI Capital Commercial and Colliers Seeley represented Beard. NAI Capital also represented the seller, Sanwa Trust.

APW Seeman Inc. bought an 11,000-square-foot building at 10822 Forbes Ave. in Garden Grove for $0.84 million. Ashwill Associates represented both the buyer and the seller, Justina Yong.

Executive Moving Systems bought a 26,386-square-foot building at 2910 E. Whitestar Ave. in Anaheim for $2.1 million. Voit Commercial Brokerage represented Executive Moving.

Regent Downey Properties bought an 89,760-square-foot building at 12029 Regentview Ave. in Downey for $3.5 million. Voit Commercial Brokerage represented both Regent Downey and the seller, Newport Beach-based Pacific Gulf Properties.

Jack Siegman bought a 33,107-square-foot industrial building at 420 W. Crowther Ave. in Placentia for $2.15 million. Lee & Associates represented both Siegman and the sellers, Wanda Long and Gary Turner.

John M. Saunders bought a 35,000-square-foot commercial building at 2082 Business Center Drive in Irvine for $2.6 million. Hensley Realty represented Saunders. The seller, Barrett Investments, was represented by Collins Commercial.

R.H. Wesselink and S.L. Galvanoni LLC acquired a 31,811-square-foot mixed-use building at 9 Journey in Aliso Viejo for $2.64 million. The building is occupied by Ice Chalet skating rink. Rich Gebele of National Real Estate Services Inc. represented the seller, Windrose Pacific Association. Charles Dunn Co.’s John Bosko and James Harrison represented the buyer.

LEASES

International Merchandising Service leased a 111,018-square-foot facility at 1928 Malvern Ave. in Fullerton. The transaction is valued at more than $2.8 million. Daum Commercial represented IMS. Grubb & Ellis represented the landlord, Legacy Partners.

JMAR Semiconductor Inc leased a 25,665 facility at 1 Vanderbilt in Irvine. The lease is for five years. Voit Commercial represented both the tenant and the landlord, Western State Technologies.

TurboStar Communications leased a 6,126-square-foot office at City Tower in Orange. The lease is for five years. ITC Real Estate Group represented TurboStar. Robin Mather and Michael DeArmey represented the landlord, Spieker Properties Inc.

e-Site Inc. subleased a 15,255-square-foot building at 2701 Dow Ave. in Tustin. The four-year lease is valued at over $1 million. Lee & Associates represented e-Site. CB Richard Ellis represented the landlord, Itochu Technology.

OTHER

Snyder Langston started construction on an 80,000-square-foot, $5 million Ontario Center office complex in Ontario.

Vista Communities, Irvine, LINC Housing, Long Beach and the city of Whittier, which last year teamed to convert Whittier’s historic Hoover Hotel to affordable senior housing, have begun construction on the project, which has an estimated cost of $6.5 million. When complete, the building will be known as Seasons at the Hoover.
