SALES


Placentia-based Galleria Inc., an importer of lawn, garden and other household products, paid $38 million to Irvine’s Sares-Regis Group for a 281,548-square-foot warehouse at 4633 E. La Palma Ave. in Anaheim. The building, which Galleria sold to Sares-Regis in 2006 and leased back, sold for $135 per square foot. (see story page 20) Brad Bierbaum of CB Richard Ellis Group Inc. represented both parties.

Sa Rang Community Church paid $15.7 million to LIA Associates and 4900 Corona Associates LLC for a six-building, 75,000-square-foot mixed-use center at 1900 Crescent Ave. in Anaheim. The center sold for $209 per square foot. Min Oh and Mike Hsu of Tarbell Realtors represented the buyer. Peter Bacci and Jeff Rinkov of Lee & Associates Commercial Real Estate Services represented the sellers.

RMS Empire LLC paid $7 million for a 56,190-square-foot industrial building at 8080 Crystal Drive in Anaheim. The building sold for $125 per square foot. Michael Collins of Collins Commercial represented the buyer. Dick Silva, Jed Zaun and Bill Garrett of Lee & Associates represented the seller.

Croudace & Dietrich paid $4.2 million to Greenlaw Partners LLC for its 7,150-square-foot headquarters at 4750 Von Karman Ave. in Newport Beach. The building sold for $587 per square foot. Louis Tomaselli of Voit Commercial Brokerage LP represented the buyer. Steve Economos, George Economos, Geoff DeWolf and Matt Moore of NAI Capital represented the seller.

Stonewood Properties paid $3.45 million to West Trust for an 11,700-square-foot industrial building at 4229 Birch St. in Newport Beach. The building sold for nearly $295 per square foot. Steve Economos, George Economos, Geoff DeWolf and Matt Moore of NAI Capital represented the seller.

An undisclosed buyer paid nearly $2.6 million for the Palm Garden Apartments at 3434 W. Orange Ave. in Anaheim. Joseph Berkson of Marcus & Millichap Real Estate Investment Services represented both parties.

Donahoo & Associates paid $2.5 million to Greenwood & McKenzie for the 9,756-square-foot Tustin Professional Center at 440 W. First St. in Tustin. The two-story office building sold for $256 per square foot. Donahoo & Associates is set to occupy the entire first floor and plans to lease out the second floor. Charles Noble, John Hatzis and John Von Helms of Lee & Associates represented both parties.

SK Investment Group paid $1.8 million to Kindness Capital Management LLC for a 9,948-square-foot industrial building at 2851 White Star Ave. in Anaheim. The building sold for nearly $181 per square foot. Chris Migliori of DAUM Commercial Real Estate Services represented the buyer. Migliori and Dan Berkenfield of Voit Commercial Brokerage represented the seller.


LEASES

Magic 4 Inc. leased a 7,728-square-foot industrial building at 412 Goetz Ave. in Santa Ana. The three-year lease is valued at $225,000. Grubb & Ellis Co. represented the tenant. Greg Diab and Jack Haley of Lee & Associates represented landlord Williams Singleton.

The Graphics Department Inc. leased a 5,840-square-foot industrial building at 2345 Glassell St. in Orange. The five-year lease is valued at $393,000. Scott Seal and David Williams of Lee & Associates represented the tenant and landlord Schlachter & Galleran Family Trust.
