The Hang Family Trust paid $5.8 million to Newport Beach-based Carlyle Group for a 20,340-square-foot, single-tenant retail building at 993 Avenida Pico in San Clemente. Richard Walter and Dennis Vaccaro of Faris Lee Investments represented the seller. Charles Wong of Charles Wong Realty represented the buyer.
Armorlink Corp. paid $2.6 million to CDC Brea LLC for a 28,285-square-foot industrial building at 515 Puente St. in Brea. Steve Sprenger of Grubb & Ellis Co. represented Armorlink. Ian Britton, Zach Niles and Ben Seybold of CB Richard Ellis Inc. represented the seller.
Vitamin manufacturer Blue California paid $2.2 million to Turi Installations for an 18,362-square-foot industrial building at 30321 Esperanza in Rancho Santa Margarita. The buyer is expanding within Rancho Santa Margarita. Mike Baker, Guy LaFerrara, Mark Jerue and Craig Fitterer of Lee & Associates Commercial Real Estate Services Inc. represented both parties.
LEASES
U Line Inc. leased 74,660 square feet of industrial space at 50 Icon in Foothill Ranch. The building will be used as a distribution and warehouse facility. Financial terms weren’t disclosed. Crevier Motors leased 26,762 square feet of industrial space at 1800 Wilshire Ave. in Santa Ana. The five-year deal is valued at $1.1 million. The facility will be used for work on new autos. Dave Travis and John Collins of Voit Commercial Brokerage represented the tenant and landlord RREEF.
Centex Homes leased 26,680 square feet of office space at 250 Commerce Drive in Irvine. The five-year deal is valued at $2.3 million. Rick Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis represented Centex. Landlord The Irvine Company represented itself.
Carollo Engineers leased 25,647 square feet of office space at 10540 Talbert Ave. in Fountain Valley. The 10-year deal is valued at $5 million. Rick Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis represented the tenant. Andy Batcheller of Arden Realty Inc. represented landlord Arden Realty Finance III LLC.
Ceradyne Inc. leased 23,000 square feet of industrial space at 17502 Daimler in Irvine. The five-year deal is valued at $870,000. Dave Desper and Larry Schuler of CB Richard Ellis represented the tenant and landlord The Dale Drake Trust.
The county of Orange leased 21,303 square feet of office space at 12661 Hoover St. in Garden Grove. The five-year deal is valued at $1.7 million. Mike Bouma of Voit Commercial Brokerage represented landlord PGP Partners. The tenant represented itself.

North Carolina-based Thomasville Furniture Industries Inc. leased 15,000 square feet of retail space at 28001 Greenfield Drive in Laguna Niguel. The 10-year deal is valued at $3.7 million. Quadramed Corp. leased 11,647 square feet of office space at 3 Imperial Promenade in Santa Ana. The five-year deal is valued at $1.4 million.
