Wagon Wheel Village Inc. paid $11.75 million to Guadagno Living Trust for Casa Del North, a 61-unit apartment complex at 1001 N. Harbor Blvd. in La Habra. The complex sold for about $192,623 per unit. Hal Pappano of Capitalvest Inc. represented the buyer. Guy Torelli of Torelli Investment Realty represented the seller.

Guardian Self Storage Centers LLC paid $10.6 million to David Spiegel & Associates for a 60,228-square-foot storage property in Costa Mesa. The property sold for $176 per square foot. The buyer and seller represented themselves.

The Elite Educational Institute paid $2.3 million to Bacchus Commercial LLC for a 4,960-square-foot office building at 1180 Roosevelt Ave. in Irvine. The building sold for nearly $464 per square foot. Elite is set to operate a school at the building by April. Josh Reilly of Charles Dunn Co. represented the buyer. Mike Vukovich represented the seller.

Tom and Marilyn Bell of Irvine paid $2.25 million to Tokes Family of Los Angeles and the Vanian Family of Visalia for an eight-unit apartment building at 201 First St. in Huntington Beach. The complex sold for $281,250 per unit. Damien Breaux of Morgan Skenderian Investment Real Estate Group represented both parties.

Ford Properties LLC paid $1.8 million to Parkcourt Properties for an 8,403-square-foot medical office building at 16511 Goldenwest St. in Huntington Beach. The building sold for about $214 per square foot. David Romero and Dick Silva of Lee & Associates Commercial Real Estate Services represented the seller.

Jerry and Joyce Gilmore of Huntington Beach paid $1.3 million to Fernando and Karen Grassi of Santa Clarita for four apartments at 18301 Patterson Lane in Huntington Beach. The apartments sold for $325,000 each. Steve Shank of Prime Plus Funding represented the buyer. Damien Breaux of Morgan Skenderian represented the seller.
