Santa Ana-based Integrated Healthcare Holdings Inc. is set to pay Memorial Health Services of Huntington Beach $68 million for the Anaheim Memorial Medical Center at 1111 W. La Palma Ave. in Anaheim.
Gergen, Homayouneih & Hagh paid $4.8 million to MP Irvine LLC for a 35,600-square-foot industrial building at 15 Morgan in Irvine. The building sold for nearly $135 per square foot. Dave Kluver and Nick Carey of Grubb & Ellis Co. represented the buyer. Chris Armato of the Charles Dunn Co. represented the seller.
LKN Properties Inc. paid $4.2 million to Housing Publications Inc. for a 16,000-square-foot industrial building at 15 Studebaker in Irvine. The building sold for about $262 per square foot. Moni Dabbagh of Century 21 Real Estate LLC represented the buyer. Joe Woodka and Jim Cunningham of Grubb & Ellis represented the seller.
Carnevale Properties LLC paid $3.3 million to North Anaheim Associates LLC for a 14,250-square-foot industrial building at 1139 N. Patt St. in Anaheim. The building sold for about $232 per square foot. LR Sanders and Steve Sprenger of Grubb & Ellis represented the buyer. Jim DeRegt and Elizabeth Hughes of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
Knoll Oaks Holdings LLC paid $3.3 million to the Barbara M. Fisler Revocable Trust for a 20,000-square-foot industrial building at 7351 Hazard Ave. in Garden Grove. The building sold for $165 per square foot. Steven Financial Corp. represented the buyer. John Suggs of Grubb & Ellis represented the seller.
Calscience Engineering & Laboratories paid $3.2 million to BKM Lampson Associates LLC for a 16,400-square-foot industrial building at 7465 Lampson Ave. in Garden Grove. The building sold for $195 per square foot. Tim Joyce, Jeff Read and Braden Berkley of Grubb & Ellis represented the both parties in the transaction.
Roxie Real Estate Investments paid $2.7 million to Mount Hope Church for a 16,085-square-foot warehouse at 22412 Gilberto in Rancho Santa Margarita. Ryan Swanson of Lee & Associates represented the buyer. Independent broker Hal Morris represented the seller.
ER & T; Qual-Task LLC paid $2.2 million to Gretta Lane Partners for a 13,108-square-foot building at 2840 E. Gretta Lane in Anaheim. The building sold for nearly $168 per square foot. Grambrco paid $1.95 million to a private investor for an 11,082-square-foot industrial building at 635 N. Main St. in Orange. The building sold for $176 per square foot. Trico Realty Inc. represented the buyer. Art Holland of Grubb & Ellis represented the seller.
LEASES
Secova leased 13,000 square feet of office space at 5000 Birch in Newport Beach. The five-and-a-half-year lease is valued at $2.6 million. Secova will move into the office in January. David Cantwell and Mitch Lundquist of Staubach Co. represented the tenant. John Weiner of CB Richard Ellis Group Inc. represented landlord Cornerstone Properties.
Artistic Maintenance leased a 7,912-square-foot industrial building at 7700 Stage Road I Buena Park. The three-year lease is valued at $221,000. Chuck Hardy of Lee & Associates-Orange Inc. represented the tenant. Tim Cronin of Lee & Associates-Commerce Inc. represented landlord Stage Road LLC.
Pro IV Technology renewed its lease of 4,693 square feet of office space at 100 Pacifica in Irvine. The four-year lease is valued at $617,000. Ross Bourne of CB Richard Ellis represented the tenant. Landlord Dolphinshire LP represented itself.
