Granite Amerige LP, part of BlackRock Inc., paid $44 million to RP Amerige Delaware LLC and Tigard-Amerige LLC, part of Barclay’s Realty & Management Co., for the 156,717-square-foot Amerige Heights Town Center at 1895 to 1995 W. Malvern Ave. in Fullerton. The center sold for $281 per square foot. Tenants include Target, Pier 1, Old Navy and Barnes & Noble. Pete Bethea of Burnham Real Estate represented the sellers. The buyer represented itself.
First Industrial Realty Trust paid $38 million to Rockefeller Group Development Corp. for a 366,000-square-foot industrial building at 2001 to 2007 E. Dyer Road in Santa Ana. The building sold for $104 per square foot. First Industrial made the acquisition as FR/CAL Dyer Road LLC, while Rockefeller sold the facility as Rock-Valencia LLC. Jeff Chiate of Cushman & Wakefield Inc. represented both parties.
Tustin Executive Center LLC paid $22.8 million to AMG Realty Partners LP for an 88,715-square-foot office building at 17542 E. 17th St. in Tustin. The building sold for $257 per square foot. Mike Randall and Ryan Gallagher of Grubb & Ellis Co. represented the buyer and seller.
Newport Beach-based CT Realty Corp. paid $11 million to Costa Mesa’s Burke Real Estate Group for the 43,381-square-foot office building at 1211 Puerta Del Sol in San Clemente. The building sold for $253.50 per square foot. Ryan Gallagher, Scott Johnstone and Greg Puccinelli of Grubb & Ellis represented both parties.
2080 Channing LLC paid $7.5 million to Cornerstone Development for the 24,551-square-foot office building at 135 Columbia in Aliso Viejo. The building sold for $307.50 per square foot. Doug Mathews and Gary Allen of Grubb & Ellis represented both parties.
California Victory Church Inc. paid $4 million to CT Realty for a 20,368-square-foot office building at 1518 Brookhollow Drive in Santa Ana. The building sold for $197 per square foot. The property is part of the 24-building Brookhollow Office Park. Carole Rawleigh of Carole Rawleigh Realty represented California Victory Church. Robert Davis of Grubb & Ellis represented CT Realty.
Daryl and Laurie Chrispen paid $3.6 million to Citrus Grove Apartments for a 24-unit apartment building at 850 Citrus Drive in La Habra. The apartments sold for $149,167 each. Siere Laguna Beach LLC paid $2.7 million to 1910 South Coast LP for the 6,494-square-foot retail building at 1910 S. Coast Highway in Laguna Beach. The building sold for $416 per square foot. Metalclad Insulation Corp. leased a 27,124-square-foot industrial building at 1818 E. Rosslyn in Fullerton. The five-year deal is valued at $860,000. Sean Ward of CB Richard Ellis Group Inc. represented Metalclad. Brad Christian of Colliers International represented the landlord A.R. Ghafoori.
Irvine’s Meade Instruments Corp. renewed its lease for 161,575 square feet of flex-tech space at 6001 Oak Canyon in Irvine. The five-year deal is valued at $6.5 million.
