SALES

GTS Properties Hollywood Inc. of Rolling Hills Estates paid $55 million to Newport Beach’s CT Realty Advisors for the 628-unit Baywood Villa Apartments in Corona. CT Realty was represented by Sean Deasy and Matthew Lawton of CB Richard Ellis Services Inc. Frank and James Yang of Arcadia-based Pacific International Properties Inc. represented GTS.

Costa Mesa-based Donahue Schriber paid $19.3 million to Westrust of Calabasas Hills for the Cathedral City Marketplace, a Coachella Valley retail center. The center is fully occupied by Food 4 Less and other tenants. Alan Krueger of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Mercado Del Rio Properties LLC of Buena Park paid $5.7 million to Mercado Del Rio Investor LLC of Newport Beach for the 38,461-square-foot Mercado Del Rio retail center at 22200-22290 La Palma Ave. in Yorba Linda. Reza Etedali and Fouy Ly of Irvine-based Sperry Van Ness represented the seller. David Kim of Re/Max represented the buyer.

Seneca Partners of Costa Mesa paid $3.4 million to Ash Street LP of Huntington Beach for the 40-unit Ash Tree Apartments at 14092-14102 Ash St. in Westminster. Jay Skenderian, Grant Hahn and Ken Morgan of Morgan-Skenderian Investment Real Estate Group represented both parties.

Beebe Ranch LLC of Hawaiian Gardens paid $2.4 million to Edward Evan Trust of Long Beach for the 27-unit Kentwood Maner apartments at 10442 Lampson Ave. in Garden Grove. Larry DeSantis and Charlie Kennedy of Sperry Van Ness represented the seller. Lee Shoag of Re/Max College Park represented the seller.

Ken Meany, founder and chief executive of footwear retailer Boot Barn, paid $2.3 million to Pacific Capital Application for a 26,856-square-foot industrial building at 1636 W. Collins Ave. in Orange. Larry Lawrence of Lee & Associates Commercial Real Estate Services represented Meany. Micheal Finley of Grubb & Ellis Co. represented the seller.

Deleo Enterprises paid $2.2 million to Erik Tweedt for a 27,687-square-foot industrial complex at 2199 Batavia St. in Orange. Patrick Delaney of Lee & Associates represented the buyer.

Ramhurst Properties LLC of Corona del Mar paid $1.8 million to Bronte Group LLC of Whittier for the 27-unit Ramhurst Apartments in La Mirada. Ken Morgan and Jay Skendarian of Morgan-Skenderian represented both parties.

Anaheim-based Sunbelt Steel & Aluminum paid $1.2 million to Thompson Trenkmann Partnership for a 15,133-square-foot office building at 1150 Orangethorpe Ave. in Placentia. Sunbelt relocated its administrative offices to the location. J.R. Wildermuth with Associated Commercial Brokers represented the buyer. Landon Wright with Marcus & Millichap represented the seller.

Enviro Supply & Service paid $1.1 million to Lay, Raskin & Associates for a 12,905-square-foot facility at 1791 Kaiser Ave. in Irvine. Enviro plans to relocate to Irvine from Fountain Valley. Barry Knudson and Chip Wright of CB Richard Ellis represented the seller. John Wadsworth of Colliers Seeley International Inc. represented Enviro.


LEASES

USF Bestway, part of Chicago-based USFreightways Corp., renewed a lease for 60,000 square feet at 1702 E. Edinger Ave. in Tustin for five years. Financial details weren’t disclosed. Chip Wright and Philip Cohen of CB Richard Ellis represented USF. Landlord Chicago-based RREEF America LLC was represented by PGP Partners. USF also renewed a sublease of 51,591 square feet at 1702 E. Edinger to The Dot Printer for three years. Wright and Cohen of CB Richard Ellis represented USF in the deal, while Mike Wood of Sares-Regis Group represented The Dot Printer.

OmoHundro Co. leased a 36,974-square-foot industrial building at 14792 Franklin Ave. in Tustin from the Mary C. Gonsales Family Trust. The deal is valued at $1.5 million. Greg Diab and Jack Haley of Lee & Associates represented OmoHundro. Jeff Mitchell of Voit Commerical Brokerage represented the Gonsales trust.

Golden West Towing Inc., a unit of Ooltewah, Tenn.-based Miller Industries Inc., leased 22,500 square feet at 4920 East La Palma Ave. in Anaheim from Dew Construction Co. The five-year deal is valued at $1 million. Walter Frome of Trammell Crow Co. represented Golden West. Capital Properties represented Dew Construction.

Irvine-based women’s apparel retailer Draper’s & Damon’s subleased 25,000 square feet at 5 Pasteur in Irvine from San Juan Capistrano-based Fluidmaster Inc. Chip Wright and Gregg Haly of CB Richard Ellis’ Newport Beach office represented Draper’s & Damon’s. Fluidmaster was represented by Walter Frome of Trammell Crow.
