Kusum Mehta of Biopharma Research Organization LP paid $3.3 million to a private trust for the 19,660-square-foot Koopman Center in La Habra. The retail center is full. Greg Jones of Jones Real Estate represented the seller. Jeffrey Galvan of Coldwell Banker Real Estate Corp. represented the buyer.
John and Joe Ragazzo paid $3.1 million to Bill and Aurelia Kotlar for a 16,747-square-foot building at 870 N. Eckhoff St. in Orange. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage LP represented the sellers. Troy Williams of Grubb & Ellis Co. represented the buyers.
Jeffrey Lee paid $2.2 million to RK Equities LLC for a 10,385-square-foot medical office building at 17452 Irvine Blvd. in Tustin. The building is 78% full with nine tenants. Lee plans to use the first floor for his medical practice. Michael Lawrence, Nashat AbuZahra and Stewart Weston of Marcus & Millichap Real Estate Investment Services Inc. represented the seller. Nicholas Carey, Wade Tift and David Kluver of Grubb & Ellis represented the buyer.
Acutek US paid $2.2 million to Magellan Group Inc. for an 11,908-square-foot industrial building at 1388 E. Valencia Drive in Fullerton. The building sold for $181 per square foot. It is one of 25 buildings at the new Valencia Business Center. Michael Hefner and Mike Vernick of Voit Commercial Brokerage represented both parties.
Embers Ridge LLC paid $1.8 million to Bacchus Development for a 4,950-square-foot office building at 16430 Bake Parkway in Irvine. The building is leased to the Law Offices of John P. Deily. Steve Lane of Voit Commercial Brokerage represented the buyer. Bacchus Development represented itself.
LEASES
International Filing Co. renewed a lease for 73,360 square feet of industrial space at 1177 N. Grove St. in Anaheim. The five-year lease is valued at $2.5 million. International Filing has been in the space for 10 years. Kenneth Dill of Cresa Partners LLC represented the tenant. Mike Hefner of Voit Commercial Brokerage represented landlord Grove Construction.
Intervention Center for Early Childhood leased 8,651 square feet at the Brookhollow Office Park at 1538 Brookhollow Drive in Santa Ana. The lease is a renewal and expansion. Terms weren’t disclosed. The center helps children with autism, Down syndrome and cerebral palsy. Dave Willis and Colleen Hostetter of Cresa Partners represented the tenant. Bruce Frome of Levine Trusts represented landlord Robert Scott Allen.
The County of Orange Clerk Recorders Office leased 3,000 square feet of retail space at 201 N. Harbor Blvd. The 10-year lease is valued at $950,000. Travis Dunn and Cameron Irons of Vanguard Commercial Group represented the county and landlord Parker Family Trust.
Pita Pit leased 1,000 square feet of retail space in the Firestone Plaza at 500 N. Harbor Blvd. in Fullerton. The five-year lease is valued at $625,000. Travis Dunn and Cameron Irons of the Vanguard Commercial Group represented the landlord. Jon Radus of Colliers International Property Consultants Inc. represented the tenant.
Tutti Frutti Frozen Desert leased 900 square feet of space at 1950 Sunnycrest Drive in Fullerton. The 10-year lease is valued at $600,000. The space is part of Providence Center medical office and retail campus. Travis Dunn and Cameron Irons of Vanguard Commercial Group represented the landlord, Accretive Laguna Partners LLC. Joseph Kim of Loelkes Group represented the tenant.
