Ashby Enterprises LLC paid $4.4 million to Capistrano Real Estate Partners LP for a 49,703-square-foot R & D; building at 32951 to 32967 Calle Perfecto in San Juan Capistrano. David Cox and Tad Garabedian of Ashwill Associates represented Ashby Enterprises. Rob Socci of Voit Commercial Brokerage represented Capistrano Real Estate Partners.
McMorgan & Co., San Francisco-based pension fund adviser, bought an 86,707-square-foot, seven-story office building at 1500 Quail St. in Newport Beach from Layton-Belling & Associates for $18.8 million. George Economos and Steve Economos of NAI Capital Commercial represented McMorgan. Bryon Ward and Kevin Shannon of Grubb & Ellis represented Layton-Belling.
Clifford Cos. sold a 16,704-square-foot flex building at 22820 Savi Ranch Parkway in Yorba Linda to Victor Toland for $1.8 million. Frank Mejia of Lee & Associates represented Toland. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage represented Clifford.
Burke Real Estate Group sold a 10,200-sqaure-foot industrial building at 810 Poinsettia St. in Santa Ana to Sisters of Saint Joseph of Orange, a Catholic training program for making furniture, for $900,000. Jim Bannan of Tiarna Real Estate Services represented Sisters of Saint Joseph. Greg Ozimec and Michael Hefner of Voit Commercial Brokerage as well as Tyler Pollock of Burke Commercial represented Burke Real Estate.
Courtney Dunbar, a private investor from Huntington Beach, paid $4.3 million to Voit Cal Portfolio Partners for a 50,800-square-foot industrial building at 12151 Monarch St. in Garden Grove. Techron Systems Inc. occupies the entire single-story building. Jon Sweeney of Newmark of California represented Dunbar. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented Voit Cal Portfolio.
ProLong Super Lubricants sold a 29,660-square-foot R & D; building at 6 Thomas in the Irvine Spectrum to Euclid Plaza LLC and President Properties for $3.7 million. ProLong plans to lease back the building for continued use as its headquarters. John Rothwell of Daum Commercial Real Estate Services represented Euclid Plaza and President Properties. Ritchey Associates LLC acquired five flex buildings known as Ritchey Business Center at 1815 to 1919 South Ritchey St. in Santa Ana, totaling 105,560 square feet, from Makena Properties for $7.3 million. John Griffin and Robert Socci of Voit Commercial Brokerage represented both parties.
Newport Beach-based JR Real Estate Partners Inc. purchased the 512-unit San Tropez Apartments in Palm Desert from Beauchamp Realty Investors for $40 million. The property consists of 27 two-story buildings on 24 acres of land with an 8,500-square-foot clubhouse. Tom Henschen of Beauchamp Realty represented his company in the deal.
Michael Santuci and Scott Holmes of Brea sold the eight-unit 21st Street Apartments at 116 to 120 E. 21st. St. in Costa Mesa to Chuck Prescott of Huntington Beach for $1 million. Dr. Anna Sanchez leased a 1,186-square-foot retail space at 424 S. Main St. in Orange from CLM LLC. The five-year contract was valued at $200,000. Peter Moersch and David Steeves of CB Richard Ellis’ Anaheim office represented CLM.
BBI-Source Scientific Inc., which specializes in the development and manufacturing of biomedical instruments, renewed its lease for the entire 27,165-square-foot first floor at 7390 Lincoln Way in Garden Grove from Cabot Industrial Trust. The three-year renewal was valued at $900,000. Stuart Betty and Kim Calabrano of The Staubach Co. represented BBI-Source Scientific. Costa Mesa-based Essex Realty Management Inc. received a management contract for The Waters at Creekside at 2900 Bristol St. in Costa Mesa. Werdin Corp. purchased the 148,448 square feet, nine-building, two- and three-story office complex from Creekside Development Co. for $20 million last year. Judy Shinnefield and Jodi Zindars of Essex are the onsite leasing agents.
