TA Associates Realty paid $14.7 million to CarrAmerica Realty Corp. for the five-story, 109,190-square-foot Plaza PacifiCare building at 5995 Plaza Drive in Cypress. The building is PacifiCare Health Systems Inc.’s headquarters. Byron Ward, Kevin Shannon, Scott Schumacher and Michael Moore of Grubb & Ellis Co. represented both parties.

Lee Gittleman paid $8 million to Alliance Commercial Partners and South Charles Investment Corp. for the 62,882-square-foot MacArthur Corporate Center, a two-story research and development building at 17661 and 17671 Cowan in Irvine. Mike Meisenbach and Brian Garbutt of Lee & Associates Real Estate Services Inc. represented Gittleman. The sellers represented themselves.

Steadfast Properties paid $5.5 million to Jechart Properties for two 18,500-square-foot buildings at 18831 and 18851 Bardeen Ave. in Irvine. The buyer plans to renovate both buildings into class A office space for sale. Gil Marrero and Trent Walker of Voit Commercial Brokerage represented both parties.

Irvine-based Consolidated Reprographics paid $4.55 million to Crescent Properties for a 42,200-square-foot flex-tech building at 345 Clinton St. in Costa Mesa. Consolidated plans to move by year’s end. Scott Read, Bryon Ward and Wade Tift of Grubb & Ellis represented Crescent Properties. Bob Griffin of Lee & Associates represented Consolidated.

NSHE Broadwater LLC paid $4.2 million to JK Main LLC for an 80,220-square-foot industrial building at 4325 Artesia Ave. in Fullerton. Clif Fincher and Brad Gilmer of Lee & Associates and Joe Maiolo of Inco Commercial represented NSHE. Ian Britton of CB Richard Ellis Inc. represented the seller.

Joseph Cavallo paid $3 million to David Kendall for the El Patio Apartment complex at 7221 Trask Ave. in Westminster. Rick Padilla of Fidelity Bancorp Funding represented Kendall. Ruben Khorsandi of Sperry Van Ness represented Cavallo.

Minh and Tho Huynh paid $1.8 million to Landmark Equity Partners for a one-building, 20-unit apartment complex at 1416 N. Spurgeon in Santa Ana. Charlie Kennedy of Sperry Van Ness represented both parties.

Benjamin and Christina Paez paid $1.75 million to William Kennedy for a 20-unit apartment complex at 317 S. Flower St. in Santa Ana. Charlie Kennedy of Sperry Van Ness represented both parties.

Jose and Teresa Hernandez paid $1.25 million to the Dulgaran family for a two-building, eight-unit apartment complex at 7941 Stark St. in Huntington Beach. Ofella Vickie Beichel of Century 21 Discovery represented the buyers. Alex Pavich and Charlie Kennedy of Sperry Van Ness represented the Dulgarans.

Sares-Regis Group and Dallas-based Invesco Realty Advisors acquired the 296-unit Mesa Verde Villas apartments at 1555 Mesa Verde Drive East in Costa Mesa from the Mesa Verde Villas partnership. Financial terms weren’t disclosed. Both parties represented themselves in the transaction.
