SALES

Local investor CVTI paid $6.5 million to InnSuites Hospitality Trust for the 176-unit Best Western InnSuites at 7555 Beach Blvd. in Buena Park. Atlas Hospitality Group of Costa Mesa represented both parties.

Chan Van Nguyen and Thuy Chung paid $4.3 million to Thomas and Joan Holmberg for the Edinger View Apartments at 12172 to 12182 W. Edinger Ave. in Santa Ana. Rick Applebaum of Morgan Skendarian Investment Real Estate Group represented the seller. Sonny Thai of Century 21-Olympic Team represented the buyer.

Tom Brooks paid $3.5 million to Uniweb Partners for a 43,000-square-foot industrial building at 337 Freedom Ave. in Orange. Jeff Chiate and Rick Ellison of Cushman & Wakefield Inc. represented Uniweb. David Williams of Lee & Associates Real Estate Services Inc. represented the buyer.

A pair of Los Angeles private investors paid $2.9 million to Stone Creek Retail Investments LLC for the 16,680-square-foot Stone Creek shopping center at 1159 to 1189 N. Euclid Ave. Joe Miller and Brian Bethea of CB Richard Ellis Inc. represented both parties.

Two undisclosed private investors paid $2 million to Landmark Equity Partners for a 20-unit apartment complex at 1416 N. Spurgeon St. in Santa Ana. Charlie Kennedy of Sperry Van Ness represented both parties.

LEASES

Beer distributor Harbor Distributing Co. renewed its leased for 149,120 square feet of industrial space at 3100 W. Segerstrom Ave. in Santa Ana. The five-year deal is valued at $4 million. Dave Desper of CB Richard Ellis represented landlord Lend Lease Real Estate Investments Corp. Jack Fitzgibbons of PRES USA represented Harbor Distributing Co.

Warehouse and distribution companies Silvestri Brothers and Avram & Associates each subleased 44,540 square feet of industrial space at 1930 Malvern Ave. in Fullerton from Utah-based Global Associates Inc. Terms weren’t disclosed. Steve Sprenger and Shawn Kelter of Grubb & Ellis Co. represented the tenants and sublessors.

CMI Precision Machining leased 20,000 square feet of industrial space at 527 Fee Ana St. in Placentia. The five-year deal is valued at $700,000. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage represented CMI. Brad Bierbaum, Ian Britton, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented landlord Terola Enterprises.

Direct Wheel leased a 14,500-square-foot flex-tech building at 5300 Katella Ave. in Los Alamitos. The three-year deal is valued at $863,000. Brad Bierbaum, Ian Britton, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented tenant and landlord the Schneider Family.

Switzerland’s STMicroelectronics NV leased 10,000 square feet of office space at 15 Enterprise in Aliso Viejo. The eight-year deal is valued at $2 million. The chipmaker is moving its Orange County operations from Laguna Niguel. Bob Acuff of Cawley International represented STMicroelectronics. Ted Snell, John Desper and Heather Daz of CB Richard Ellis represented landlord Parker Properties LLC.
