REAL ESTATE DEALS

SALES

Insight Investments Corp. paid $5.8 million to Peter Freeman of Peter Freeman Law Offices for a 44,000-square-foot industrial building at 7012 Belgrave Ave. in Garden Grove. The building sold for $132 per square foot. Insight is set to use the building for its computer rental and distribution company. Kevin Thomas, Jim Snyder, Scott Smith and Bill Garrett of Lee & Associates Commercial Real Estate Services represented both parties.

Kenneth M. Kaplan paid $5.8 million to Monrovia Avenue LLC for a 16,560-square-foot office building at 1499 Monrovia Ave. in Newport Beach. The two-story building sold for $350 per square foot. Michael Lawrence of Marcus & Millichap Real Estate Investment Services represented both parties.

Kenneth L. O’Dell Trust paid $5.53 million to TRC Development LLC for a 32,319-square-foot warehouse at 515 Puente St. in Brea. The building sold for $171 per square foot. The trust is set to occupy the property as Magnum Enterprises Inc. Zach Niles, Ben Seybold and Sean Ward of CB Richard Ellis Group Inc. represented both parties.

Goodwill Industries of Orange County paid $5.47 million to W & J; Properties LLC for a 28,502-square-foot warehouse at 1601 E. Saint Andrew Place in Santa Ana. The two-story building sold for about $192 per square foot. Greg Diab of Lee & Associates represented the buyer. Clyde Stauff of Colliers International represented the seller.

Gereis Sidaros paid $2.5 million to the Monrof Family Trust for the 13-unit Helena Apartments at 318 S. Helena St. in Anaheim. The apartments sold for $194,231 each. Jay Skenderian and Doug Rodermund of Morgan Skenderian Investment Real Estate Group represented both parties in the deal.

Jack Ernandes paid $875,940 to NMP WA LLC for a 3,369-square-foot medical condominium at 408 S. Beach Blvd. in Anaheim. The condo sold for $260 per square foot. Ernandes represented himself. Judy Belland, Ron Mittens and Robert Kehiayan of Investment R/E Source Inc. represented the seller.


LEASES

The county of Orange leased 19,555 square feet of office space at 901 Civic Center Drive West in Santa Ana. The 10-year lease is valued at $4.6 million. The county is set to occupy the second floor of the four-story building. Mark Sigler and Gil Marrero of Voit Commercial Brokerage LP represented the tenant and landlord Triple Net Properties LLC.

Western Youth Services Inc. leased 11,272 square feet of office space in a five-story, 63,660-square-foot building at 1666 N. Main St. in Santa Ana. The seven-year lease is valued at $1.7 million. Western plans to occupy the fourth floor. Mark Sigler and Gil Marrero of Voit Commercial Brokerage represented the tenant. Bob Taylor of Cushman & Wakefield represented landlord 1666 North Main LLC.
