SALES

Westcore Properties LLC paid $15.3 million to Kilroy Realty Corp. for the 277,037-square-foot Monarch Industrial Center at 12752 to 12822 Monarch St. in Garden Grove. Mike Bouma and Rob Mitchell of Voit Commercial Brokerage LP represented Westcore. Joe Hanen of Kilroy Realty represented his company.

Savi Ranch Parkway LLC paid $7.6 million to Koll Savi LLC for a 48,800-square-foot office building at 22800 Savi Ranch Parkway in Yorba Linda. Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial represented both parties.

Smart Systems Technologies Inc. paid $2.6 million to Robert D. and Jeffrey P. Friedman for an 18,353-square-foot research and development building at 9 Goodyear in Irvine. Mike Bouma, Trent Walker and Dave Travis of Voit Commercial represented both parties.

Lanny Electronics Inc. paid $2.5 million to Voit Development Co. for a 27,734-square-foot industrial building at 760 Challenger in Brea. Frank Adler of Lee & Associates Commercial Real Estate Services Inc. represented Lanny Electronics. Mitch Zehner and Louis Tomaselli of Voit Commercial represented Voit Development, both part of Woodland Hills-based Voit Cos.

Santa Ana-based Western Switches and Controls Inc. paid $2.5 million to Voit Development for a 24,439-square-foot industrial building at 760 Challenger in Brea. John Collins, Mitch Zehner and Louis Tomaselli of Voit Commercial represented Western Switches and landlord Voit Development.

Architectural firm Ralph Allen & Partners paid $2.4 million to Leo Alonso for an 18,790-square-foot industrial building at 2400 Pullman St. in Santa Ana. The company is moving from elsewhere in Santa Ana. Allen Lukei of Lukei & Associates represented the buyer. John Collins of Voit Commercial represented the seller.

I Source paid $2.2 million to Centre/PB Commerce Center for a 7,607-square-foot industrial building at 5 Rancho Circle and a 6,240-square-foot industrial building at 6 Rancho Circle, both in Lake Forest. I Source, based in the Irvine Spectrum, is set to move into one of the buildings in January and lease out the other. Ted Rommel of Lee & Associates represented the buyer. Joe Winkelmann of Colliers Seeley International Inc. represented the seller.

KLR Properties & CalPalma Associates paid $1.5 million to K & S; Properties for an 8,150-square-foot industrial building at 3188 Airway Ave. in Costa Mesa. Tony Gleason of Voit Commercial represented the buyer. Wade Tift and Scott Read of Grubb & Ellis Co. represented the seller.

U.S. Demolition paid $1.2 million to Eisenhower Circle LLC of Anaheim for a 7,537-square-foot industrial building at 4510 Eisenhower Circle in Anaheim for use as its headquarters. The company previously was based in Tustin. Michael Finley of Grubb & Ellis represented the buyer. Zach Niles and Ben Seybold of CB Richard Ellis Inc. represented the seller.


LEASES

White Cap Construction Supply Inc., a Costa Mesa-based unit of Home Depot Inc., leased 47,566 square feet of distribution space at 2400 S. Garnsey St. in Santa Ana. The two-year deal is valued at $480,000. Jon Passafiume of Lee & Associates represented White Cap. Phil Cohen of CB Richard Ellis represented landlord Burtin Realty Enterprises.

BEI Electronics leased 41,905 square feet of industrial space at 170 Technology Drive in the Irvine Spectrum. The five-year deal is valued at $1.6 million. Jedd Zaun and Bill Garrett of Lee & Associates represented BEI. Sam Olmstead, Jeff Mitchell and Trent Walker of Voit Commercial represented landlord Ingold Family Trust.

Coast Community College leased 23,200 square feet of office space at 5405 Garden Grove Blvd. in Westminster. The five-year lease is valued at $2.3 million. Dick Silva of Lee & Associates represented Coast Community College. Roger Doebke of landlord

Interstate Theatres leased 16,410 square feet of retail space at 4626 Barranca Parkway in Irvine. The five-year deal is valued at $700,000. Richard Rizika and Greg Hinds of CB Richard Ellis represented the tenant. Brenda Benter of The Irvine Company represented her company.

Wanda Technology Inc., a maker of outdoor furniture, leased 11,103 square feet of industrial space at 3000 Croddy Way in Santa Ana. The four-year deal is valued at more than $405,000. Andy Friedman of Industrial Properties represented the tenant. Barry Knudson and Dave Desper of CB Richard Ellis represented landlord BNY Western Trust Co.

Mortgage Banq leased 2,508 square feet of office space at 15991 Red Hill Ave. in Tustin. The one-year lease is valued at $48,000. Barry Knudson of CB Richard Ellis represented both the tenant and landlord AG/Touchstone Warner Redhill LLC.
