SALES


Tipton Family Revocable Trust paid $5.5 million to Warner Bushard LLC for two office buildings at 9550 Warner Ave. and 17050 Bushard St. in Fountain Valley. The buildings total 33,500 square feet of space. David Cox of Cox Commercial Inc. represented the buyer. Geoff Wolf of NAI Capital Inc. represented the seller.

An undisclosed buyer paid $5 million to Retirement Security Co. for a 48-unit apartment complex at 8051 4th St. in Buena Park. Chris Keramati and Gary Tolfa of Investment Property Group represented both parties.

Garfield Beach CVS LLC paid $4.2 million to Tipton Family Trust for a 17,800-square-foot building at 3401 Katella Ave. in Los Alamitos. Vince Roche of CB Richard Ellis Group Inc. represented the buyer. David Cox of Cox Commercial represented the seller.

AFCowan paid $3.5 million to Carmen LLC for a 10,568-square-foot office

space at 17772 Cowan in Irvine. Greg Sargenti of Voit Real Estate Services represented the buyer. David Bolt and Chip Wright of CB Richard Ellis represented the seller.


LEASES


Consumer Affairs Legal Center leased 22,153 square feet of office space at 17461 Derian Ave. in Irvine. The 3-year lease was valued at $808,030. Matthew St. Marseille and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. Jack McNutt of Grubb & Ellis Co. represented the landlord.

Besam U.S. Inc. leased 13,800 square feet of industrial space at 529 S. State College Blvd. in Fullerton. The 3-year lease was valued at $300,000. Peter Sowa of Cushman & Wakefield Inc. represented the tenant. Mike Vernick and Mike Hefner of Voit Real Estate Services represented landlord Shaw Investment Co.

Integrated HealthCare Services LLC leased 9,799 square feet of industrial and office space at 950 Fee Ana St. in Placentia. Greg Osborne and Brian Chastain of Grubb & Ellis Co. represented the tenant. Brian Dalton and Jim Potter of PR Properties Inc. represented landlord Etchandy Industrial Complex II LLC.

Internap Services Corp. leased 7,107 square feet of office space at 555 Anton Blvd. in Costa Mesa. Terms of the lease weren’t disclosed. Ryan Hawkins of Jones Lang LaSalle Inc. represented the tenant. Greg May and Oliver Fleener of Grubb & Ellis represented landlord RREEF Funds LLC.

Integrien Corp. leased 4,060 square feet of office space at 114 Pacifica in Irvine. Terms of the lease weren’t disclosed. Steven Card and Michael Beattie of Travers Realty Corp. represented the tenant. Greg May and Oliver Fleener of Grubb & Ellis represented landlord Pacific Court Tower LLC.

Marc Pana Professional Dental Corp. leased 2,338 square feet of medical space from Aliso Viejo Investors at 26731 Aliso Creek Road in Aliso Creek. The value of the 10-year lease wasn’t disclosed. Dave Bueche of Sperry Van Ness represented both parties.

Arena Enterprises leased a 1,000-square-foot office from Dove LLC at 31951 Dove Canyon Drive in Rancho Santa Margarita. The value of the 2-year lease wasn’t disclosed. Dave Bueche of Sperry Van Ness represented both parties.
