CR & R; Inc. paid $17.2 million to MeadWestvaco Corp. for a 227,217-square-foot industrial building at 7571 Lampson Ave. in Garden Grove. The building sold for about $76 per square foot and was empty. The buyer plans to occupy the building, doing business as CR & R; Waste and Recycling Services. Sam Foster and Chris Brandt of Jones Lang LaSalle Inc. represented the seller. William Ferguson of William H. Ferguson & Co. represented the buyer.
Korea Buddhist Temple paid $2.7 million to El Sinai United Methodist Church for a 10,710-square-foot religious building at 2885 W. Ball Road in Anaheim. The temple plans to occupy the building. Joe Kimaz of CB Richard Ellis Group Inc. represented the seller. Alex Auhe represented the buyer.
Doctor’s Ambulance paid $2.5 million to Bruce Herren for a 14,706-square-foot flex building at 22951 to 22969 La Cadena Drive in Laguna Hills. The building sold for $173 per square foot. The buyer occupied 3,213 square feet before the purchase and has expanded to 4,773. Jeff Chiate of Cushman & Wakefield Inc. represented both parties.
17452 Irvine Blvd. LLC paid $2.4 million to RK Equities LLC for a 10,385-square-foot industrial building at 17452 Irvine Blvd. in Tustin. Nick Carey, Dave Kluver and Wade Tift of Grubb & Ellis Co. represented the buyer. Mike Lawrence of Marcus & Millichap Real Estate Investment Services Inc. represented the seller.
Victor Nappi paid $2.3 million to Neutron Plating for a 15,231-square-foot industrial building at 2981 E. Blue Star St. in Anaheim. Mark Gleason and Troy Williams of Grubb & Ellis represented the seller. Steve Crane of Ashwill Associates represented the buyer.
The Term Group paid $1.4 million to Burke Monarch LLC for a 6,868-square-foot industrial space at 11264 Monarch St. in Garden Grove. Richard Schwartz of Grubb & Ellis represented the buyer. David Baker of Collins Commercial Corp. represented the seller.

Lawrence Ginsburg paid $1 million to Fairview Realty Fund LP for 3,875 square feet of industrial space at Fairview Corporate Center, 2860 S. Fairview St. in Santa Ana. Wade Tift and Brian Foss of Grubb & Ellis represented the seller. Signature Realty Group represented the buyer.
Anthony and Naomi Wong paid $273,000 to NMP WA LLC for a 922-square-foot medical condominium at 408 S. Beach Blvd. in Anaheim. Matthew St. Marseille, Ron Mittens and Robert Kehiayan of Investment R/E Source Inc. and Roger Niez and Tommy Bang of Sperry Van Ness represented the seller. Olympia Chen of Re/Max Select represented the buyers.

Intertek Testing Service leased 29,036 square feet of industrial space at 25791 Commercentre Drive in Lake Forest. The value of the 7.5-year lease wasn’t disclosed. Joe Woodka and Greg May of Grubb & Ellis represented landlord S.D. Herman Co. Steve Ehrich of NAI Capital Inc. represented the tenant.
