Armstrong Building LLC paid $11.5 million to Louie and Voula Pappas for a 102,910-square-foot office campus at 16808 Armstrong Ave. in Irvine. Larry Schuler of CB Richard Ellis Group Inc. represented the buyer. Mitch Ritschel of Davenport Partners Inc. represented the seller.

Thomas Clements paid $5.2 million to Long Beach-based Bixby Land Co. for a 65,800-square-foot industrial building at 2980 Enterprise St. in Brea. Nick Roussos of Ashwill Associates Commercial Real Estate Services Co. represented the buyer. Randy Verdieck and Bob Sattler of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

Arthur and Colleen Julian paid $2.7 million to Twelve Morgan LLC for a 21,051-square-foot industrial building at 12 Morgan in Irvine. Trent Walker, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented both parties.

Grand Wakeham LLC paid $1.7 million to Richard Cendoya and the Polti Family Trust for a 12,000-square-foot industrial building at 1209 Wakeham Ave. in Santa Ana. Dan Powers of CB Richard Ellis represented the buyer. Jeff Mitchell and Greg Velastegui of Voit Commercial Brokerage represented the seller.

JBL Properties LLC paid $1.4 million to Fremont Place LLC for a 10,000-square-foot industrial building at 7581 Anthony in Garden Grove. Jack Haley and Greg Diab of Lee & Associates represented both parties.

James and Rita Odlum paid $1.2 million to Sun-Mart International, an Irvine seller of patio furniture, for a 7,178 square-foot industrial building at 19 Musick in Irvine. Jack Haley of Lee & Associates represented the buyer. Mike Hartel and Joe Winklemann of Colliers Seeley International Inc. represented the seller.

Hutton Development Co. Inc. paid $1.1 million to 2522 Properties LLC for a 5,080 square-foot office building at 2520 N. Santiago Blvd. in Orange. Phil Fridd of Lee & Associates represented both parties.

Wopwopju LLC paid $1 million to Turner Alton LLC for a 6,149-square-foot industrial building at 13805-B Alton Parkway in Irvine. Scott Garmon of The Scott Garmon Co. represented the buyer. Sam Olmstead and Tim Walker of Voit Commercial Brokerage represented the seller.

Birtcher Anderson Realty LLC leased 8,215 square feet of office space in Serra Plaza at 31910 Del Obispo in San Juan Capistrano. Terms of the deal weren’t disclosed. John Moss of REP Commercial Inc. represented the tenant. Landlord Rivendell Land Co. represented itself.

Metronome Inc. leased 5,673 square feet of office space in Irvine Corporate Park at 2154 Michelson Drive in Irvine. The four-year deal is valued at $282,000. Ross Bourne of CB Richard Ellis represented the tenant. Landlord Olen Commercial Realty, part of Olen Properties Corp. of Newport Beach, represented itself.

CitiFinancial leased 1,775 square feet of office space in the Orange Villa Shopping Center at 2026 N. Tustin St. in Orange. Terms weren’t disclosed. Randy Dalby of Grubb & Ellis Co. represented the tenant. David Morgan of REP Commercial represented landlord Orange Villa Shopping Center II LLC.
