6185 Phyllis Drive in Cypress: Wireless amplifier maker Bravo Tech Inc. subleased 22,830-square-foot industrial building

Layton-Belling Associates paid $15.7 million to CB Richard Ellis Investors for the 215,682-square-foot Canyon Commerce Center at 5401 to 5445 E. La Palma Ave. in Anaheim. The building is 94% leased. Louis Tomaselli, Mitch Zehner, and Robert Socci of Voit Commercial Brokerage represented both parties.

Kevin Orton paid $4.1 million to Pacific Park Plaza LLC for a 21,232-square-foot office building at 12 Journey in Aliso Viejo. The two-story building was completed last year. Mark Larson, Gary Stache and Robert Davis of CB Richard Ellis Services Inc. represented both parties.

The Institute de L’Union Chretienne de St. Chaumond paid $2.3 million to the Church of Jesus Christ of Latter-day Saints for a 3.71-acre parcel of Tustin land zoned for residential development. The buyer was represented by John Suggs of Grubb & Ellis Co. The seller was represented by David Knowlton and Lyndi Reed of NAI Capital Commercial Real Estate Services Inc.

631 Brookhurst LLC paid $2 million to Church of God Emmanuel Pentecostal for the 32,494-square-foot Brookhurst Financial Plaza at 631 S. Brookhurst St. in Anaheim. The site is 85% leased. Wally Courtney of Paul Kott Realtors represented both parties.

Ram Metal Products, a metal fabricator, paid $1.1 million to Pacific Auto Body for a 13,175-square-foot industrial building at 721 Monroe Way in Placentia. Nick Roussos of Voit Commercial Brokerage represented Ram Metal Products, while Jack Faris of Voit Commercial represented the seller.

LEASES

Ann Arbor, Mich.-based Con-Way Transportation Services Inc. renewed the lease for its regional headquarters at Buena Park Commerce Plaza at 6301 Beach Blvd. in a deal valued at $5.4 million.

Con-Way plans to occupy 26,775 square feet for the next 10 years. Landlord Birtcher Real Estate Services was represented by Paul Galbraith and Dan O’Hare of Birtcher. Con-Way was represented by Rick Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis.

Bravo Tech Inc., a maker of power amplifiers for wireless phone networks, subleased a 22,830-square-foot industrial building at 6185 Phyllis Drive in Cypress for seven years. Financial terms weren’t disclosed. Patrick Remolacio of Colliers Seeley International Inc. represented sublessor Axiohm Transaction Solutions. The building is owned by Cypress Land Co. Samuel Chu of CB Richard Ellis represented Bravo Tech.

Courier Intra County Business Mail leased 16,000 square feet of industrial space at 1201 Normandy Place in Santa Ana for three years for $400,000. The company is consolidating operations from Paramount and elsewhere in Santa Ana. Dave Ryan of Collins Commercial Corp. represented the tenant. J.R. Williamson of the Nathan Howard Group represented landlord Morrisette Family Trust.

Oly Orange Commerce has leased 14,620 square feet of office space at 505 S. Main St. in Orange for five years in a deal valued at $1.9 million. Tom Abel, Kevin Teel, Mark Friend, Rick Warner, Vikki Gonzales and Janet Grigas of CB Richard Ellis represented Oly Orange Commerce. Landlord St. Joseph Hospital of Orange was represented by Kevin Leonard of Healthwest Realty Advisors.

Filter Fresh leased an 11,636-square-foot building at 1847 W. Business Center Drive in Orange for five years. Financial terms weren’t disclosed. Dave Williams of Lee & Associates Commercial Real Estate Services Inc. represented Filter Fresh. Michael Hefner of Voit Commercial Brokerage represented landlord Don H. & Worrarat Watson.

Startup company Hang 5 leased a 10,880 square-foot industrial building at 731 Monroe Way in Placentia for five years. Financial terms weren’t disclosed. Brian Miller of Lee & Associates represented Hang 5. Robert McComber and Robert McCubbin of E.D.I. Realty represented landlord AMM Partnership.

MTS Insurance leased 8,500 square feet of office space at 1151 N. Tustin Ave. for five years in a deal valued at $1.2 million. Rich Sherburne, Alex Hayden and Travis Boyd of CB Richard Ellis represented MTS Insurance. Jon Muller and Terry Austin of the Muller Co. represented owner Mullrock Mortgage LLC.

PC and electronics distributor Macro Tech leased 2,198 square feet at 2739 Harbor Blvd. in Santa Ana for three years in a deal valued at $68,000. Linda Barden of CB Richard Ellis represented Macro Tech. Landlord Cal West Industrial Holdings was represented by Santa Ana’s PGP Partners and Marc Ozimec of Voit Commercial.
