REAL ESTATE DEALS

An undisclosed investment group paid $5.7 million to Campbell Enterprises for the 45-unit Terrace Apartments at 14441 Red Hill Ave. in Tustin. Joseph Berkson of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Yorba Linda Shops LLC paid $5.2 million to Forum Capital Management LLC for The Center at Bastanchury, an 8,997-square-foot shopping center at 17401 Bastanchury Road in Yorba Linda. Scott Hook of Marcus & Millichap represented both parties.

RMJF LLC paid $3.5 million to U.S. Hexagon LP for a 25,486-square-foot industrial building at 20562 Crescent Bay Drive in Lake Forest. RMJF represented itself. Jeff Carr and Steve Wagner of CB Richard Ellis Group Inc. and Andhi Wiranantha of Indo Realty represented the seller.

American Investment Co. paid $3.3 million to an undisclosed seller for the 11-unit Park Patio Homes apartment complex at 7272 to 7292 Park St. in Westminster. John Nguyen of Marcus & Millichap represented both parties.

Moote Pointe Partners paid $2.1 million to CTF4 Brookhollow LLC for an 11,157-square-foot office building at 1516 Brookhollow Drive in Santa Ana. Frank Adler of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Rob Socci, Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage LP represented the seller.

East Anaheim Assembly of God paid $1.1 million to Evangelical Christian Credit Union for a 4,788-square-foot office building at 2568 Woodland in Anaheim. Bill Lowder of NAI Capital Commercial Real Estate Services represented the buyer. Bob Sattler of Lee & Associates represented the seller.

An undisclosed buyer paid $1 million to Stargazer Property LLC for a four-unit apartment complex at 185 Del Mar Ave. in Costa Mesa. Shane McConnell and Tyler Bengard of Marcus and Millichap represented both parties.

Yeager Enterprises Corp., which does business as Pacific Abrasive Supply Co., leased 53,690 square feet of industrial space at 7100 Village Drive in Buena Park. The five-year deal is valued at $1.8 million. Mike Hefner of Voit Commercial Brokerage represented Yeager and landlord LBA Realty of Irvine.

Extron Electronics, an Anaheim-based maker of video electronics, leased 49,440 square feet of industrial space at 1055 East St. in Anaheim. The five-year deal is valued at $2 million. Mike Austin of Bluesky Management represented Extron. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented landlord Greenlaw Partners, a Newport Beach-based real estate investor.

Isotis Orthobiologics Inc., a developer of bone graft substitutes, leased 43,538 square feet of industrial space at 2-A Goodyear in Irvine. The deal is value at $2.9 million. Greg Haly and Chip Wright of CB Richard Ellis represented Isotis. Trent Walker and Sam Olmstead of Voit Commercial Brokerage represented landlord New Goodyear Ltd.

Best Cheermar USA Inc., a maker of household cabinets, leased 37,688 square feet of industrial space at 12570 Industry St. in Garden Grove. The five-year lease is valued at $1.3 million. Hank Wildermuth of Available Properties represented Best Cheermar. Scott Smith of Lee & Associates represented landlord Container Supply Co.

Ovonic Hydrogen Systems LLC, part of Energy Conversion Devices Inc., leased 34,155 square feet of industrial space at 140 Calle Iglesia in San Clemente. The seven-year deal is valued at $2.1 million. Greg Osbourne of Lee & Associates represented Ovonic Hydrogen Systems. Tim Walker and Pat Walker of Voit Commercial Brokerage represented landlord Iglesia LLC.

Adex USA West LLC leased 11,940 square feet of industrial space at 2344 Walnut Ave. in Fullerton. The lease is valued at $493,000. The tile seller is relocating from Anaheim’s Platinum Triangle, where condominiums and shops are replacing industrial space. Mike Vernick and Seth Davenport of Voit Commercial Brokerage represented Adex. Randy Ellison and Rick Ellison of Cushman Wakefield Inc. represented landlord Rexford Business Center LLC.

Critical I/O Inc. subleased 4,605 square feet of office space at 36 Executive Park in Irvine. The value of the 3.2-year lease wasn’t disclosed. Ross Bourne and Chip Wright of CB Richard Ellis represented Critical I/O. Dave Romero of Lee & Associates represented sublessor Arrowhead Trust Inc.
