REAL ESTATE DEALS

Artists Village JV LLC paid $31 million to Granite Four LLC for the 196-unit Plaza Del Sol apartments at 300 to 301 W. 2nd St. in downtown Santa Ana. Alex and Kerry Mogharebi of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Investor 1975 Santa Ana LLC paid $11.7 million to HPSC I LLC for a 53,480-square-foot shopping center at 1935 to 1975 E. 17th St. in Santa Ana. Paul Bitonti of Marcus & Millichap represented both parties.

Koll/Per LLC paid $9.3 million to Rockfield Associates LLC for a 46,502-square-foot office building at 23832 Rockfield Blvd. in Lake Forest. John Griffin of Voit Commercial Brokerage LP represented both parties.

Santa Ana-based Burke Real Estate Group paid $6.6 million to Orangewood Office Partners for a 36,282-square-foot office building at 7077 Orangewood Ave. in Garden Grove. Jeff Hanson and Ryan Gallagher of Grubb & Ellis Co. represented the buyer.

KPRS Construction paid $3.1 million to Vista Murrel Associates LLC for a 31,029-square-foot office building at 2850 Saturn St. in Brea. Peter Sowa, Jeff Chiate and Rick Ellison of Cushman & Wakefield Inc. represented the buyer. Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial represented the seller.

EDI Health Group Inc. paid $2.8 million to Cowan Associates LLC for an 11,384-square-foot office condonimum at 17701 Cowan in Irvine. EDI, which works with dentists on billing, occupies the building. John Griffin and Max Wang of Voit Commercial represented both parties.

Robert Ruiz paid $1.3 million to Mark Wallach for a 6,520-square-foot industrial building at 27 Musick in Irvine. John Collins and Ewan Choate of Voit Commercial represented the buyer. Jeff Carr of CB Richard Ellis Group Inc. represented the seller.

Mian and Naila Aqil paid $1.3 million to William and Victoria Waldo for a 5,014-square-foot industrial building at 17520 Von Karman Ave. in Irvine. Tony Gleason of Voit Commerical represented both parties.

DM & R; Ventures LLC paid $1.2 million to Nexus Cos. of Santa Ana for a 4,932-square-foot office condominium at 17701 Cowan in Irvine. Oliver Fleener, Chon Kantikovit and John Drachman of Grubb & Ellis representedDM & R.; John Griffin of Voit Commercial represented Nexus.

LEASES

Coin dealer Spectrum Numismatics International Inc. leased 20,208 square feet of office space at 18061 Fitch in Irvine. Financial terms for the five-year lease weren’t disclosed. Phil Cohen, Dean Chandler and Jeff Morgan of CB Richard Ellis represented the tenant and landlord 18061 Fitch LP.

Service First leased 7,264 square feet of industrial space at 3505 Cadillac Ave. in Costa Mesa. The five-year deal is valued at $450,000. Casey Immel and Steve Schloemer of Colliers Seeley International Inc. represented landlord James Publishing. Tucker Cusick of McKenna & James represented the tenant.

Orange County Financial Services leased 4,541 square feet of office space at 17310 Redhill Avenue in Irvine. The five-year deal is valued at $700,000. Jeff Saywitz of Saywitz Co. represented the tenant. Tim Marchal of landlord Equity Office Properties Trust represented his company.
