Warner Ave. in Santa Ana. Washington Capital represented itself. Dixie Walker and Charley Simpson of Grubb & Ellis Co. represented the seller.
Voit Development Co. paid $6.8 million to Hyland Windell LLC for the vacant 47,000-square-foot Hyland Plaza at 3525 Hyland Ave. in Costa Mesa. Voit Development plans to redevelop the space as office condominiums. Sam Olmstead and Tim Walker of Voit Commercial Brokerage LP represented the buyer. Brian Garbutt and Mike Meisenbach of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
California Western Properties LLC paid $4.9 million to Santa Ana-based Triple Net Properties LLC for a 26,154-square-foot office building in the Pacific Corporate Park at 25391 Commercenter Drive in Lake Forest. Los Angeles-based Clayton Trust paid $4.4 million to Wang Trust for 11,800 square feet of retail space in the Fullerton Marketplace at 926 to 942 Orangethorpe Ave. in Fullerton. The space is full. Jeremy S. McChesney of Hanley Brown Group represented both parties.
Yorba Linda Electric Inc. paid $2.4 million to May Family Trust for a 19,357-square-foot industrial building at 233 S. Berry St. in Brea. Rob Leiter of Lee & Associates represented both parties.
Fitzgerald Formliners of Santa Ana-based Prime Forming & Construction Supplies Inc. leased 45,856 square feet of industrial space at 1500 E. Chestnut Ave. in Santa Ana. The value of the five-year lease wasn’t disclosed. The company makes casts and concrete molds. Jack Haley of Lee & Associates represented the tenant. Alexander Nalle of CB Richard Ellis Group Inc. represented landlord Robert Dickerman Co.
First Street Financial Center leased 15,228 square feet of office space in the Irvine Technology Center at 310 Commerce in Irvine. Subprime mortgage lender Fremont Investment & Loan leased 9,500 square feet of office space at 1251 E. Dyer Road in Santa Ana. Terms of the deal weren’t disclosed. The building is a data center formerly run by Reston, Va.-based XO Communications Inc. Serge Vishmid and Chon Kantikovit of Grubb & Ellis represented the tenant.
