Cal-Am Properties Inc. paid Clinton Avenue Property Co. $8 million for 54,850 square feet of office space at 365 to 385 Clinton Ave. in Costa Mesa. Adam Wicker, Dave Smith and Matt Fryer of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Mike Hartel and Kevin Turner of Colliers Seeley represented the seller.

Owl Cos. paid $2.2 million to Thomas Horton for a 9,612-square-foot industrial building at 34-B Mauchly in Irvine. David Bolt of CB Richard Ellis Group Inc. represented the buyer. Dave Camera of Lee & Associates represented the seller.

RMJF LLC paid Stan Dorst $1.8 million for an 8,292-square-foot industrial building at 9 Goddard in Irvine. Mark Jerue, Craig Fitterer and Ryan Swanson of Lee & Associates represented both parties.

Javad Asgari paid $1.2 million to Todd and Elizabeth Flynn for a 4,811-square-foot industrial building at 23455 Madero Road in Mission Viejo. Mohammed Talai of Golden Value Realty represented the buyer. Guy LaFerrara, Mike Baker and Justin Smith of Lee & Associates represented the seller.

Goldentek Display America paid $1 million to North Anaheim Associates LLC for a 5,907-square-foot industrial building at 1221 Patt St. in Anaheim. Brad Gilmer and Jim deRegt of Lee & Associates represented both parties.

Connect-Air International paid $1 million to North Anaheim Associates LLC for a 5,760-square-foot industrial building at 1241 Patt St. in Anaheim. Mike Vernick of Voit Commercial Brokerage LP represented the buyer. Brad Gilmer and Jim deRegt of Lee & Associates represented the seller.

An undisclosed buyer paid $915,000 to Ray Roslan for a four-unit apartment building at 2048 S. Haster St. in Anaheim. Jonathan Mitchell of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Uni-Caps leased a 64,960-square-foot industrial building at 540 W. Lambert Road in Brea. The 10-year deal is valued at $4.5 million. Robert Kugh of Center Crest Realty represented the tenant. Mitch Zehner, Louis Tomaselli and Michael Hefner of Voit Commercial Brokerage represented landlord Curly Family Trust.

The Orange County Register leased a 17,169-square-foot building at 9801 Research Drive in Irvine. The five-year deal is valued at $2 million. Sandy Nalle of CB Richard Ellis represented The Register. Don Yahn and Brett Swartzbaugh of Cushman & Wakefield Inc. represented landlord Avant Garde Properties.
