Greenlaw Partners LLC of Newport Beach paid $32 million to Meredith Trust for the 172,000-square-foot Meredith Financial Centre office complex at 17772 to 17862 E. 17th St. in Tustin. The complex is 90% full with tenants including State Farm Insurance, General Nutrition Corp. and the corporate offices of Mimi’s Cafe, part of Ohio’s Bob Evans Farms Inc. Chuck Noble, Chris Latta, John Hatzis and Dave Hunsaker of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

Washington Capital Management, a San Diego-based pension adviser to RREEF Funds LLC, paid $20.3 million to Imperial Rose LLC for Imperial Rose Plaza, a 101,484-square-foot shopping center at 1029 to 1174 E. Imperial Highway in Placentia. Washington Capital represented itself. Michelle Schierberl of Grubb & Ellis Co. represented the seller.

K-II Fullerton LLC paid $16.5 million to LA Realty Fund Holding Co. II LLC for a 57,245-square-foot office building at 180 N. Riverview Drive in Anaheim Hills. The building, which is full, sold for $288 per square foot. Mike Hefner of Voit Commercial Brokerage LP represented the buyer. Bob Griffith and Jon Nesbitt of Grubb & Ellis represented the seller.

Moote Pointe Partners paid $2.5 million to Newport Beach-based CT Realty Corp. for an 11,312-square-foot industrial building at 1522 Brookhollow in Santa Ana. Frank Adler of Lee & Associates represented the buyer. Rob Socci, Louis Tomaselli, Mitch Zehner and Mike Boomer of Voit Commercial Brokerage represented the seller.

South North McGaw LLC paid $2.2 million to GGP Holdings LLC for a 14,040-square-foot industrial building at 1641 McGaw Ave. in Irvine. The building sold for $157 per square foot. Mitch Zehner, Louis Tomaselli and John Collins of Voit Commercial Brokerage represented both parties.

Col/Am Properties paid $1.8 million to J & F; Enterprises for a 9,830-square-foot industrial building at 1132/142 N. Batavia St. in Orange. Rick Gill of Collins Commercial Corp. represented the buyer. Brian Williams and Mike Hefner of Voit Commercial Brokerage represented the seller.

Zalfa Properties LLC paid $1.4 million to McKay Family Trust for a four-unit apartment complex at 24541 Alta Vista in Dana Point. The apartments sold for $350,000 a unit. John Przybyla, Shane McConnell and Tyler Bengard of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Mobile Line Communications Inc., a seller of wireless phones and related products, leased a 41,290-square-foot industrial building at 1402 Morgan Circle in Tustin. The value of the seven-year lease wasn’t disclosed. Mobile Line recently moved its headquarters from Anaheim to the building. David Kluver and Nick Carey of Grubb & Ellis represented Mobile Line. Bucky Gillett of Gillett Commercial represented landlord Morgan Circle Associates.

Restaurant operator BJ’s Restaurants Inc. leased 26,220 square feet of office space at One Pacific Plaza at 7755 Center Ave. in Huntington Beach. The value of the five-year lease wasn’t disclosed. BJ’s is moving its headquarters from elsewhere in Huntington Beach. Chon Kantikovit of Grubb & Ellis represented BJ’s. Steven Hogberg of Coreland Cos. represented landlord Mullrock 1-Beach Pointe LLC.

Motororm USA leased 8,195 square feet of industrial space at 6 Morgan in the Irvine Spectrum. The five-year lease is valued at $639,169. Judy Belland and Robert Kehiayan of Investment R/E Source represented Motororm. Todd Hergesell and Sam Olmstead of Voit Commercial Brokerage represented landlord Pacific Alton LLC.

Road Runner Sports leased 7,640 square feet of retail space at 1985 Santa Cruz in

Anaheim’s Platinum Triangle area. The

one-year lease is valued at $34,380. Judy

Belland and Robert Kehiayan of Investment R/E Source represented Road Runner

Sports. The landlord is JAS Investments LLC.
