An undisclosed buyer paid $8.8 million to an undisclosed seller for a 13,386-square-foot Walgreens store at 26531 Aliso Creek Road in Aliso Creek. The building is fully leased to Walgreen Co. and sold for $662 per square foot. Dennis Vaccaro of Faris Lee Investments represented the seller. Anil Sharma of Lotus Investment & Development represented the buyer.

Orange County Performance paid $1.8 million to an undisclosed seller for a 9,600-square-foot industrial building at 3001 S. Main St. in Santa Ana. The new owner operates a car restoration business. Mike Barreiro and Gavin Denniston of Daum Commercial Real Estate Services represented the seller. Gil Marrero of Voit Commercial Brokerage LP represented the buyer.

An undisclosed buyer paid $1.6 million to an undisclosed seller for an eight-unit, 6,740-square-foot apartment building at 7941 Stark St. in Huntington Beach. The property sold for $206,250 per unit. Patrick Swanson of Sperry Van Ness represented the seller. Ed Diaz of Vanguard Income Properties represented the buyer.

SI Manufacturing paid $1.5 million to Guardian Fire Protection for a 10,800-square-foot industrial building at 1424 S. Allec St. in Anaheim. Greg Osborne of Grubb & Ellis Co. represented both parties.

Da Hui Investments LLC paid $1.2 million to Frank Ultimo Trust for a 6,000-square-foot industrial building at 1411 Borchard Ave. in Santa Ana. Jack Haley and Greg Diab of Lee & Associates-Orange Inc. represented the seller. Larry Schular of CB Richard Ellis Group Inc. represented the buyer.


LEASES


Qualtech Applies Engineering Corp. leased a 17,033-square-foot industrial building at 10541 Ashdale St. in Stanton. The five-year lease is valued at $600,000. Scott Smith of Lee & Associates-Orange represented landlord Logsdon Family Trust. David Desper of CB Richard Ellis represented the tenant.

Bio Protech USA leased a 14,857-square-foot industrial building at 14312 Chambers Road in Tustin. The value of the three-year lease wasn’t disclosed. Chuck Hardy of Lee & Associates represented landlord K/L Knight Family Trust. Greg Diab, Jack Haley and Shan Batla of Lee & Associates-Orange represented the tenant.

American Career College leased a 13,663-square-foot office building at 1177 Magnolia in Anaheim. The three-year lease is valued at $700,000. Jim Hawkins and Doug Himes of Lee & Associates represented landlord Yellen Trust. Ken Hulbert of Daum Commercial represented the tenant.

Sylvania Lighting Services leased an 11,625-square-foot industrial building at 1085 N. Main St. in Orange. The value of the three-year lease wasn’t disclosed. David Williams and Chuck Hardy of Lee & Associates represented landlord Milk Barn Ventures. Bryan Miller of Lee & Associates represented the tenant.

Cardinal Property Management renewed its lease on 7,228 square feet of office space at 1290 N. Hancock St. in Anaheim. The six-year lease is valued at $780,000. Marshal Vogt and George Thomson of Lee & Associates

represented the tenant. Stacey Washko of Core Property Management represented the landlord.

Pro Piano Movers leased a 5,568-square-foot industrial building at 3118 S. Halladay in Santa Ana. The five-year lease is valued at $251,300. Chuck Hardy of Lee & Associates-Orange and Jim Snyder of Lee & Associates-Newport Beach Inc. represented landlord Doell Family Trust. Jason Helmick and Dale Camera of Lee & Associates-Irvine Inc. represented the tenant.

Autobahn Construction leased a 5,625-square-foot industrial building at 933 N. Batavia in Orange. The three-year lease is valued at $167,000. David Williams of Lee & Associates-Orange represented the tenant and landlord SNP Pharmacy.

United First Solutions Inc. leased a 1,590-square-foot office space at 1111 Town and Country Road in Orange. Marshal Vogt and Jonmark Fabiano of Lee & Associates represented both the landlord and tenant.
