SALES

Robert Bendetti of Bendetti Co. paid $16 million to Brandon Birtcher of Laguna Niguel-based Birtcher Development for the 187,167-square-foot industrial Lambert Palm Business Center at 601 to 651 S. Palm St. in La Habra. Jim Morrison of The Morrison Co. represented both parties.

An undisclosed buyer paid $6.4 million to Crestmark Laguna Niguel Investors LP for a 24,900-square-foot office building at 30012 Ivy Glenn Drive in Laguna Niguel. George Economos, Steve Economos and Geoff DeWolf of NAI Capital Commercial Real Estate Services represented both parties.

Dalton Enterprises Inc. paid $3.6 million to Dragon Properties for a 34,000-square-foot industrial building at 1900 Raymer in Fullerton. Brad Gilmer, Clif Fincher and Tom O’Loughlin of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

Douglas and Helen Wheeler paid $3 million to Hesperian Partners for a 26,658-square-foot industrial building at 3020 and 3022 Hesperian Way in Santa Ana. David Cox of Ashwill Associates represented the buyer. Greg Diab and Jack Haley of Lee & Associates represented the seller.

WD Partners paid $2.8 million to Hoffman Associates for a 29,162-square-foot building at 2852 Kelvin Ave. in Irvine. Tom Abel, C.J. Stos and Dave Desper of CB Richard Ellis Group Inc. represented both parties.

Christopher and Lucy Nee paid $1.9 million to Pine Tree Enterprises for the 14-unit Tropaz Lane Apartments at 3025 Tropaz Lane in Fullerton. Jan Fiore of Century 21 Real Estate LLC represented the buyer. Jay Skenderian and Ken Morgan of Morgan Skenderian Investment Real Estate Group represented the seller.

Wayne Miller and his wife paid $1.8 million to Gary Davis and his wife for a 10,000-square-foot industrial building at 1721 Whittier in Costa Mesa. Pat Lacey of Lee & Associates represented both parties.

Garen Hanlan and Isidro Rodriguez paid $1.2 million to Seidner Trading Co. for a 9,400-square-foot building at 10843 Los Vaqueros Circle in Los Alamitos. David Cox of Ashwill Associates represented both parties.

John Clement of VenturePoint LLC paid $1.1 million to Three Star Nurseries for 1.3 acres at 17235 Newhope St. in Fountain Valley. Dave Desper of CB Richard Ellis represented both parties.

H & M; Holding Co. paid $1.1 million to Hedley Irvine I LLC for a 5,820-square-foot industrial building at 5 Holland in Irvine. Donald Keena of Sperry Van Ness represented the buyer. John Rothwell and Jeff Lauer of GVA Daum represented the seller.

Dave Renner paid $940,000 to a private investor for a 7,100-square-foot industrial building at 2400 Capte Code in Santa Ana. Tom Grant of Lee & Associates represented the buyer. Dave Cox of Ashwill Associates represented the seller.


LEASES

Action Mailing Inc. leased a 71,483-square-foot distribution building at 14352 Franklin Ave. in Tustin. The seven-year deal is valued at $3.3 million. Jeff Read of Grubb & Ellis Co. represented the tenant. Dave Desper of CB Richard Ellis represented landlord Catellus Finance.

Eaton Aerospace LLC, a military and aerospace products maker, leased 55,693 square feet of industrial space at the Red Hill Pullman Business Park at 3184 Pullman in Costa Mesa. The seven-year deal is valued at $2.5 million. The company is moving from elsewhere in Costa Mesa. Chip Wright and Phil Cohen of CB Richard Ellis represented the tenant. Louis Tomaselli, Mitch Zehner, Mike Boomer and John Collins of Voit Commercial Brokerage LP represented landlord Red Hill Pullman Business Park LLC.

Xcaper Industries LLC leased 32,421 square feet of office space at 17321 Eastman St. in Irvine. The five-year deal is valued at $1.3 million. Bob Goodmanson of CB Richard Ellis represented the tenant. Dave Desper of CB Richard Ellis represented landlord Eugene Chris Hoelzle Trust.

Geomatrix Consultants Inc. renewed its lease for 30,680 square feet of office space at Newport Beach’s Newport Technology Center at 510 Superior Ave. in Newport Beach. The seven-year deal is valued at $3.8 million. Brett Merz and Wayne Lamb of Cresa Partners LLC represented the tenant. Phil Cohen and Chip Wright of CB Richard Ellis represented Landlord New Superior Group LLC.

Sweden’s Telelogic AB renewed its lease for 28,993 square feet of office space at 9401 Jeronimo Road in Irvine for its U.S. headquarters. The six-year deal is valued at $3.4 million. John Griffin of Voit Commercial Brokerage represented software maker Telelogic and landlord Jeronimo Technology Partners.

Quest Diagnostics Inc.’s Unilab unit leased 21,592 square feet of industrial space at 1555 Sinclair in Anaheim. The seven-year deal was valued at $1.4 million. Darren Eades of CB Richard Ellis represented the tenant. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented landlord RREEF Funds LLC.

Times Group USA Inc., a flooring distributor, leased 3,920 square feet of distribution space at 3000-B Airway in Costa Mesa. The value of the two-year lease wasn’t disclosed. Troy Wooton of Lee & Associates represented the tenant. Nick Spatafore and Dave Desper of CB Richard Ellis represented landlord Land Associates Trust.
