SALES

Universal Merchant Services paid $7.3 million to Turnberry Associates for a 40,100-square-foot office building at 9012 Research at the Irvine Spectrum. Don Yahn of Cushman and Wakefield Inc. represented the buyer. Mark Jerue, Craig Fitterer and Tom Rommel of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

An undisclosed buyer paid $5 million to Mesa West LLC for the 50-unit Mesa West Apartments at 790 W. Hamilton St. in Costa Mesa. Raj Dewan of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

NNT Properties LLC paid $4.9 million to the Chin Family Trust for the 33-unit French Country Apartments at 2910 W. Ball Road in Anaheim. Tom Nguyen of Realco Commercial represented the buyer. Shane Shafer of Sperry Van Ness represented the seller.

John Saunders Property Co. paid $4.2 million to Gold Realty Co. for a 41,946-square-foot office building at 1501 and 1515 Westcliff Drive in Newport Beach. Louis Tomaselli, Mitch Zehner, and Mike Boomer of Voit Commercial Brokerage LP represented both parties.

Freedman Trust paid $4 million to Johnston Family Trust for a 55,122-square-foot, four-building industrial park at 2110 to 2140 Yale St. in Santa Ana. Sean Ahern of Lee & Associates and Chip Deever of Colliers Seeley International Inc. represented both parties.

Lew Webb paid $2.8 million to Multicoat Products for a 22,530-square-foot industrial building at 23061 Arroyo Vista in Rancho Santa Margarita. Mark Jerue, Craig Fitterer, Dean Krieger and Jim Snyder of Lee & Associates represented both parties. An auto body shop is set to open at the building in February.

An unnamed investor paid $2.1 million to Syed and Naureen Safdar for an

8,100-square-foot retail center at 1520 to 1532 W. Chapman Ave. in Orange.

Charles Kim of Sunny International Realty represented the buyer. Mehran

Foroughi of Sperry Van Ness represented the seller.

The Vershaw Family Declaration of

Trust paid $1.4 million to the Wu Family

Trust for an 11,520-square-foot industrial

building at 242 Gemini Ave. in Brea.

Jason Jamison of GM Properties

represented the buyer. Zachary Niles of

CB Richard Ellis Inc. represented the

seller.


LEASES

Seattle-based insurer Safeco Corp. leased 45,965 square feet of office space at 14511 Myford Road in Tustin. The three-and-a-half year deal was valued at $3.6 million. The office is set to house the company’s Safeco Financial Institution Solutions and other divisions. Jeff Williams and Trent Walker of Voit Commercial Brokerage represented the tenant as well landlord, sister company Voit Development Co.

Meguiar’s Inc., a maker of wax and other auto care products, leased 13,132 square feet of office space at 17062 Murphy Ave. in Irvine. The value of the four-year lease wasn’t disclosed. Barry Knudson and Dave Desper of CB Richard Ellis office represented the tenant and the landlord 17062 Murphy Associates. Meguiar’s plans to move from within Irvine in February.
