An undisclosed buyer paid $14.4 million to an undisclosed seller for three single-tenant pad buildings in the Trabuco Hills Shopping Center at 27785, 27845 and 27865 Santa Margarita Parkway. The buildings sold for $594 per square foot and a capitalization rate of 6.2%. Current building tenants are Walgreens, Ramona Tire and Claim Jumper. Scott Hook of Marcus & Millichap Real Estate Investment Services Inc. represented the buyer.
Oh Family Trust paid $4.3 million to HPSCII LLC, a unit of Red Mountain Retail Group, for an 8,116-square-foot retail building at 1935 E. 17th St. in Santa Ana. The property is part of an Orchard Supply Hardware-anchored shopping center. The freestanding building tenants are Union Bank, Cantaloop Yogurt, Ritz Nails and Dorazio Learning Center. Carlos Lopez of Hanley Investment Group Real Estate Advisors represented the seller. James Kwon of Coldwell Banker Best Realty represented the buyer.
Pedigo Products Inc. paid $3.2 million to an undisclosed seller for a 23,550-square-foot office building at 7280 Edinger Ave. in Huntington Beach. The vacant property sold for $135 per square foot. The buyer plans to lease out the property. Matthew Hargrove and Bob Rosenthal of Cushman & Wakefield Inc. represented the seller. Greg Sullivan and Richard Hill of Urban Infill Properties Inc. represented the buyer.
Maruchan Inc. paid $5.6 million to Roex Inc. for a 27,104-square-foot manufacturing building at 16841 Armstrong Ave. in Irvine. The building sold for $206 per square foot. The buyer will occupy the building in September. Rick Hertel of Corporate Real Estate Services represented the buyer.
An undisclosed buyer paid $1.7 million to an undisclosed seller for a 7,350-square-foot retail building at 1510 to 1520 Baker St. in Costa Mesa. The building sold for $238 per square foot. Michael Ditch of Pacific Investment Group represented both parties.
EdgeTech Consulting paid $1.7 million to Segway Financial for a 4,950-square-foot office building at 16500 Bake Parkway in Irvine. The building sold for $350 per square foot and is building 36 of the Bacchus Office Park. Adam Wicker, Andrew Bermudez, Matt Fryer and Skyler Serrano of Lee & Associates-Irvine Inc. represented both parties.
An undisclosed buyer paid $870,000 to an undisclosed seller for the six-unit El Portal Apartments at 105 to 107 E. El Portal Ave. in San Clemente. Shane McConnell and Tyler Leeson of Marcus & Millichap represented the seller.
LEASES
Hoag Memorial Hospital Presbyterian leased 240,000 square feet of space at an acute care hospital facility at 16200 Sand Canyon Ave. in Irvine. The value of the 15-year lease wasn’t disclosed. The hospital will have various inpatient and outpatient services and a fully staffed emergency room. The hospital and emergency room will be closed for 12 to 18 months during interior renovations. The landlord is HCP Inc.
BMS-CAT leased 25,000 square feet of industrial space at 2652 White Road in Irvine. The value of the three-year lease wasn’t disclosed. Tom Mulrooney of Ashwill Associates represented the tenant. Blake Garrett and Steve Schloemer of Colliers International represented landlord Whiteroad LLC.
Viewtech Financial Services Inc. leased a 9,000-square-foot industrial building at 4761 E. Hunter Ave. in Anaheim. Lease duration and value weren’t disclosed. Joseph Miller and Mitch Zehner of Voit Commercial Brokerage LP represented landlord Murrietta Family Trust. Gary McArdell of Grubb & Ellis Co. represented the tenant.
