MST Global LLC paid $14.7 million to Mareblu LLC for a 33,498-square-foot medical office building at 15 Mareblu in Aliso Viejo. The building, part of the Aliso Viejo Professional Centre, was constructed in 1990 and sold for $440 per square foot. George Economos and John Bosko of NAI Capital Inc. represented the seller. Danny Bahng of Marcus & Millichap Real Estate Services Inc. represented the buyer.
Guadagno Living Trust paid $4 million to Angelo V. Rinaldi for a 12-unit apartment complex at 210 18th St. in Huntington Beach. The complex sold for $333,300 per apartment. David Abu of Coastline West Realty represented the seller. Gregory Harris and Chadd David represented the buyer.
LEASES
Karem Aircraft leased a 36,079-square-foot research and development building at 1 Capital in Lake Forest. The building has 14,293 square feet of office space. The value of the five-year lease wasn’t disclosed. The lease represents an expansion from the tenant’s current location in Lake Forest. Ryan Swanson and Ryan Moore of Lee & Associates Commercial Real Estate Services Inc. represented the tenant. Landlord Olen Commercial Realty Corp. of Newport Beach represented itself.
Virginia’s Orbital Sciences Corp. leased 12,430 square feet of office space at 7711 Center Ave. in Huntington Beach. Orbital does satellite launch and manufacturing. The five-year lease is valued at $2 million. Steven Hogberg of Coreland Cos. represented landlord Bella Terra Office JV LLC. CB Richard Ellis Group Inc. represented the tenant.
Glidden Co., doing business as ICI Paints, leased a 4,250-square-foot building at 3010 Bristol Ave. in Costa Mesa. The 7.5-year lease is valued at $1.1 million. ICI Paints sells painting tools, equipment and supplies. Bryan Bauer of Coreland represented landlord Baco Limited LLC. The tenant represented itself.
Lucky Twin Inc. subleased a 4,126-square-foot industrial space in the South Coast Commercentre at 16520 Harbor Blvd. in Fountain Valley. The 13-month sublease is valued at $48,100. Dave Bueche of Sperry Van Ness represented the tenant and sublessor Priority Electronics.
Martin Diedrich’s Kean Coffee leased a 1,746-square-foot retail coffee house in the Tustin Plaza Center at 13681 Newport Ave. in Tustin. The value of the 10-year lease wasn’t disclosed. Diedrich originally leased this same space as the first location of his former company, Diedrich Coffee Inc. of Irvine. In 2006, Diedrich Coffee sold its coffee houses to Starbucks, which is closing its store at the Tustin site. The store will be the second for Kean Coffee. John van Rossem of Sperry Van Ness represented the tenant. Landlord Tustin Plaza Center LP represented itself.
Brock Chiropractic leased 875 square feet of office space at 275 Centennial in Tustin. The three-year lease is valued at $54,416. Matthew St. Marseille and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. Eric Thompson and Kara Guarienti of Daum Commercial Real Estate Services represented landlord Kimco Realty Corp.
