SALES

CTA LP paid $12.5 million to a venture of Wells Real Estate Fund for a 65,000-square-foot flex building at 15253 Bake Parkway in Irvine. Westbridge Realty Advisors represented the buyer. Jeff Cannon of Zuvich Cannon Associates Inc. and Colliers Seeley International Inc. represented the seller. The building is leased to Sweden’s Gambro AB, which is selling its U.S. dialysis clinic business to DaVita Inc.

Fidelis LLC paid $3.6 million to Stephen and Wendy Duringer for a 20,206-square-foot office building at 18002 Cowan in Irvine. Jeff Williams of Voit Commercial Brokerage LP represented the buyer. Tim Arguello of Lee & Associates Commercial Real Estate Services Inc. represented the seller.

1515 South Manchester LLC paid $2 million to the George & Alice Atkinson Foundation for a 35,359-square-foot office building at 1477 S. Manchester Ave. in Anaheim. Mike Hefner and Jack Faris of Voit Commercial represented both parties. Vacant for 25 years, the building is set for renovation.

Edward Rodriguez paid $1.8 million to Abed Elhaj Trust for a store and residential buildings at 1436 to 1440 S. Main St. in Santa Ana. Ron Novini of Consolidated Capital Investments represented the buyer. John Burke and Michael Lawrence of Marcus & Millichap Real Estate Investment Brokerage Co. represented the seller.

Salt Property Management paid $1.7 million to HLA Wald LLC for an 8,530-square-foot industrial building at 576 Wald in the Irvine Spectrum. Guy LaFerrara, Mike Baker, and Dale Camera of Lee & Associates represented the buyer. Mike Hartel and Kevin Turner of Colliers Seeley represented the seller.

William and Darlene Clark paid $1.7 million to Wayne Small and Ane Ipsen for a 10,268-square-foot industrial building at 26902 Vista Terrace in Lake Forest. Christine Bowen and John Matus of Lee & Associates represented the buyer. Jeff Carr of CB Richard Ellis Inc. represented the seller.


LEASES

Furniture Accessory Retail Group of Orange Co. leased 30,000 square feet of retail space at the Fountain Valley Design Center at Newhope Street and Talbert Avenue in Fountain Valley. The value of the 10-year lease wasn’t disclosed. CB Richard Ellis Inc. represented the tenant. Ian Brown, Vanessa Brown and Walter Pagel of Grubb & Ellis Co. represented the undisclosed landlord.

Pacific Dental Services Inc. leased 3,927 square feet of retail space at 3030 Harbor Blvd. in Costa Mesa. The value of the 10-year lease was not disclosed. Commercial West Brokerage Inc. represented the tenant. Mark Baziak and Dan Samulski of Grubb & Ellis represented landlord DSB Properties.

Motivational Fulfillment and Packaging Services, a sales, packaging and distribution company, leased 271,435 square feet of industrial space at 15820 to 15940 Euclid Ave. in Chino. The five-year lease is valued at $5.7 million. Steve Bellitti, Tom Taylor and John Hayes of Colliers Seeley represented both the tenant and landlord AEW Capital Management of Boston.

Katy Industries Inc., a maker of consumer and commercial products, leased 114,591 square feet of industrial space at 15820 to 15940 Euclid Ave. in Chino. The five-year lease is valued at $2.4 million. Paul, John and Doug Earnhart of Lee & Associates represented the tenant. Steve Bellitti, Tom Taylor and John Hayes of Colliers Seeley represented landlord AEW Capital Management.
