SALES

17th Street LLC paid $3.5 million to Courageous Kauai Ltd. for a 16,536-square-foot retail space at 702 to 818 W. 17th St. in Santa Ana. The property is composed of five freestanding buildings, with seven tenants. Apex Properties represented the buyer. Mark Sigler and Peter Beauchamp of Voit Real Estate Services represented the seller.

Tri Models paid $2.1 milion to an undisclosed seller for a 12,127-square-foot industrial building at 5322 Oceanus Drive in Huntington Beach. The buyer plans to occupy the property doing business as an aircraft wind tunnel model fabricator. Kirk Cole of Grubb & Ellis Co. represented the buyer. Darin McDonald and Ted Sawyer of Lee & Associates represented the seller.

Progressive Community and Vocational Services LLC paid $1.6 million for an 8,000-square-foot industrial building at 2034 Placentia Ave. in Costa Mesa. Jack McNutt of Grubb & Ellis represented the buyer, which is a vocational school that serves developmentally disabled clients by providing daytime programs that focus on developing vocational skills. Trent Walker of Voit Real Estate Services represented seller Josiah Lilly.

JB Capital paid $1.4 million to R. Daniel Olmstead Jr. for an 11,452-square-foot multitenant industrial property at 2401 to 2409 S. Broadway in Santa Ana. Charlie Winn of Colliers International represented the buyer. Tony Gleason of Voit Real Estate Services represented the seller.


LEASES

RadioShack Corp. renewed its lease on a 20,000-square-foot retail space at 12821 Knott Ave. in Garden Grove from Westcore Properties. The space will be used for retail sales and regional offices. The 1-year lease is valued at $60,000. Both sides in the transaction represented themselves.

Global Debt Management leased 14,030 square feet of office space at 18881 Von Karman Ave. in Irvine from Muller Co. Terms of the lease weren’t disclosed. Chon Kantikovit, Matt Moore, Greg May and Oliver Fleener of Grubb & Ellis represented both parties

Compuware Corp. leased 5,831 square feet of office space at 555 Anton Blvd. in Costa Mesa. Terms of the lease weren’t disclosed. Stephen Pisarik of Colliers International represented the tenant. Greg May and Oliver Fleener of Grubb & Ellis represented landlord RREEF Funds LLC.

Dongbu HiTek USA Inc. leased 3,178 square feet of office space at 114 Pacifica in Irvine. Terms of the lease weren’t disclosed. Scott Granger of Madison Street Partners represented the tenant. Greg May and Oliver Fleener of Grubb & Ellis represented landlord Pacific Court Tower LLC.
