REAL ESTATE DEALS

LIA Associates LLC paid $5 million to Seven Investments for a 25,890-square-foot office building at 1900 Crescent Ave. in Anaheim. Crescent Healthcare, which provides home healthcare services, occupies the building with two years left on its lease. Jeff Rinkov and Peter Bacci of Lee & Associates Commercial Real Estate Services Inc. represented the buyer.

Wendland Properties LLC paid $3.4 million to Mammoth Realty Fund LLC for a 12,738-square-foot office building at 29883 Santa Margarita Parkway in Rancho Santa Margarita. Alan Pekarcik and Dan Vittone of Voit Commercial Brokerage LP represented the seller. Stephen Welch of Stephen Welch Real Estate represented the buyer.

Equipping the Church LLC paid $3.3 million to Foremost Business Parks LLC for a 12,984-square-foot office building at 29801 Santa Margarita Parkway in Rancho Santa Margarita. Alan Pekarcik, Sam Olmstead and Dan Vittone of Voit Commercial Brokerage represented the seller. Gregg Haly of CB Richard Ellis Group Inc. represented the buyer.

Nancita Associates paid $3.1 million to CJ & A; Enterprises LLC for a 10,800-square-foot office building at 23 Orchard Road in Lake Forest. CJ & A; Enterprises plans to lease back the building for five years. Tom Gilmer, Randy Verdieck and Chuck Noble of Lee & Associates represented Nancita. Keith Black of CB Richard Ellis represented the seller.

Interior Office Solutions Inc. paid $2.9 million to John Tarlos for a 14,652-square-foot research and development building at 17800 to 17802 Mitchell North in Irvine. Dave Smith and Adam Wicker of Lee & Associates represented the buyer. Scott Read and Wade Tift of Grubb & Ellis Co. represented the seller.

EDI Health Group paid $2.8 million to Cowan Associates LLC for an 11,384-square-foot office building at 17701 Cowan Ave. in Irvine. John Griffin and Max Wang of Voit Commercial Brokerage represented both parties.

Wohl/MC LLC paid $1.8 million to Forence M. Wildermuth Trust for a 5,000-square-foot restaurant building at 353 E. 17th St. in Costa Mesa. The building is home to a Marie Callender’s Pie Shop. Ken Gould of Lee & Associates represented the seller.

King Architectural Metal, a maker of decorative metal for homes that’s part of Dallas-based King Supply Co., leased 64,400 square feet of warehouse space at 6300 Valley View St. in Buena Park. The deal is valued at $1.9 million. Tim Cronin of Lee & Associates represented King. Luke McDaniel and Cameron Driscoll of Voit Commercial Brokerage represented landlord Overton Moore Properties of Gardena.

Dallas-based Centex Corp. leased 46,326 square feet of office space at Mission Ridge at 27201 Puerta Real in Mission Viejo. The office is set to serve as a regional sales and marketing office for the homebuilder, which plans to move in June. The company’s local office now is in Irvine. Terms of the seven-year lease were not disclosed. Rick Sherburne and Travis Boyd of Cushman & Wakefield Inc. represented Centex. Greg Puccinelli and Scott Johnstone of Grubb & Ellis represented landlord Legacy Partners.

California Martial Arts Academy leased 1,600 square feet of retail space at Terrace Shops in Ladera Ranch. The five-year lease is valued at $288,000. Eric Altman and Andrea Powers of Berrington Properties represented the tenant. Darryl Christian of Westar Associates represented landlord Corporate Terrace South LLC.
