An undisclosed limited partnership paid $8.6 million to Franciscan Plaza LLC for the 35,025-square-foot Franciscan Plaza shopping center at 31781 Camino Capistrano in San Juan Capistrano. Scott Hook, Jon Mitchell and Mark Eberstein of Marcus & Millichap Real Estate Investment Brokerage Co. represented both parties.

Invest West Alpha paid $5.8 million to Adobe Avery Parkway for the 16,119-square-foot retail building at 28565 Marguerite Parkway in Mission Viejo. Scott Hook and John Burke of Marcus & Millichap represented both parties.

Chadwick Pacific LP paid $5.3 million to Hancock Office Anaheim LLC for a 41,139-square-foot office building at 1290 N. Hancock St. in Anaheim. Ernie Espinosa of First Team Real Estate represented the buyer. Al Pekarcik, Dan Vittone, Rob Mitchell and Barry Walshe of Voit Commercial Brokerage LP represented the seller.

Care Ambulance paid $3.8 million to Cook Investment Co. of Orange for a 36,000-square-foot industrial building at 1517 Braden Court in Orange. Care Ambulance plans to relocate its headquarters from Anaheim. Jim Cunningham, Jim McFadden and Bob Crenshaw of Grubb & Ellis Co. represented both parties.

DW Buena Park LLC paid $2.5 million to the Peterjohn Family Trust for three industrial buildings totaling 33,860 square feet at 6400, 6410 and 6460 Dale St. and 6441 Roland St. in Buena Park. Zachary Niles and Ben Seybold of CB Richard Ellis Group Inc. represented both parties.

Kurata Trust paid $2.5 million to Aynem Investments for the 19,567-square-foot Las Estrellas Apartments at 13931 Newland St. in Westminster. Joseph Berkson of Marcus & Millichap represented both parties.

Ambassador Advertising Agency paid $2 million to Bruck Lighting Systems for an 11,510-square-foot office building at 3505 Cadillac Ave. in Costa Mesa. John Marchiorlatti of CB Richard Ellis represented the buyer. Richard Meyer of Beitler Commercial Realty Services represented the seller.

An undisclosed private investor paid $1.9 million to Philip Barnhart for an 18-unit apartment complex at 12571 and 12581 Shelley Drive in Irvine. Shane McConnell and Joseph Berkson of Marcus & Millichap represented both parties.

Visual Lighting Technologies Inc. paid $1.2 million to Centra/AB Commerce Center Holdings LLC for an 8,067-square-foot industrial building at 9 Rancho Circle in Lake Forest. The company, a maker of fiber-optic lights, is expanding and plans to occupy the building in January. Nate Pivaroff and Dean A. Krieger of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Joe Winkelmann and Mike Hartel of Colliers Seeley International Inc. represented the seller.

LEASES

American Sterling Bank leased 31,600 square feet of office space at 27422 and 27442 Portola Parkway in Foothill Ranch. The value of the six-year lease is estimated at $4.5 million. Barry Gaile and Rich Essen of Cushman & Wakefield Inc. represented the tenant. Don Nourse of CB Richard Ellis represented landlord Newport Beach-based CT Realty Corp.

UGS Corp. leased 22,640 square feet of industrial space at 6125 Phyllis Drive in Cypress. Terms weren’t disclosed. Sherie Heywood of Jones Lang LaSalle represented the tenant. Sam Chu of CB Richard Ellis represented landlord Cypress Land Co.

Kaiser Aluminum leased 17,000 square feet of office space at 27422 and 27442 Portola Parkway in Foothill Ranch. The value of the five-year deal is estimated at $2.4 million. Paul Meyer of Tenant Advisors represented the tenant. Don Nourse of CB Richard Ellis represented landlord CT Realty.

Meguiar’s Inc., a maker of wax and other auto care products, leased 13,132 square feet of office space at 17062 Murphy Ave. in Irvine. The value of the four-year lease wasn’t disclosed. Barry Knudson and Dave Desper of CB Richard Ellis represented the tenant and landlord 17062 Murphy Associates. Meguiar’s plans to move from within Irvine in February.
