Sarofim Realty Advisors paid $48 million to Investcorp of Bahrain for the 165,763-square-foot Bristol Center at 3601 Bristol St. in Santa Ana. Simon Honeybone and Jeff Chavez of Sarofim Realty Advisors represented their company. Todd Goodman, Preston Fetrow and Kirk Brummer of CB Richard Ellis Group Inc. represented the seller.

An unnamed development company paid $25.7 million to Rong Bor Wu for the 123-unit Heritage Village Apartments at 2833 N. Bristol St. in Santa Ana. Paul Marango of Coldwell Banker Commercial Real Estate Services Inc. represented the buyer. Joseph R. Berkson of Marcus & Millichap Real Estate Investment Brokerage Co. and Frances Lin represented the seller.

CP Empressa RSM LLC paid $21.5 million to Pacific Castle Empresa LLC for five flex-tech buildings at 29821 to 29941 Aventura in Rancho Santa Margarita. Brian Garrigan of Reza Investment Group represented the seller. CP Empressa represented itself.

Wescom Credit Union paid $17.4 million to Birtcher Anderson Realty for a 117,523-square-foot office building at 5601 E. La Palma Ave. in Anaheim. Pasadena-based Wescom plans to use the site as a regional processing facility. Rick Warner of CB Richard Ellis represented both parties.

Birtcher Anderson Realty paid $14.1 million to Bedford Properties Investors for a 51,734-square-foot office center at 24401, 24411, 24421 and 24431 Calle de la Louisa in Laguna Hills. The four-building medical office center was full at the time of sale. Mike Randall of Grubb & Ellis Co. represented both parties.

Cowan Associates LLC paid $12.2 million to MacArthur Partners LLC for an 86,503-square-foot building at 17701 Cowan Ave. in Irvine. John Griffin and Max Wang of Voit Commercial Brokerage LP represented both parties.

RIF II-Orangethorpe LLC/RIF II-Orangethorpe TIC LLC paid $6.7 million to a group of undisclosed private investors for a 62,195-square-foot industrial complex at 2350 to 2384 Orangethorpe Ave. and 1631 Placentia Ave. in Anaheim. Michael Lawrence and Alan Krueger of Marcus & Millichap represented both parties.

Educational Resource Fund paid $2.13 million to Independent Financial Mortgage Inc. for a 9,984-square-foot research and development building at 26882 Vista Terrace in Lake Forest. Dennis Asbury of Asbury Brokerage Services represented the buyer. Jeff Carr of CB Richard Ellis represented the seller.

Prime Q Solutions paid $1.5 million to CT Realty Corp. for a 6,810-square-foot office building at 26035 Acero in Mission Viejo. Kelly Kayl of CB Richard Ellis represented the buyer. Scott Johnstone and Greg Puccinelli of Grubb & Ellis represented the seller.

New Castle Development paid $1.2 million to CT Realty for a 5,050-square-foot office building at 26047 Acero in Mission Viejo. Kelly Kayl of CB Richard Ellis represented the buyer. Scott Johnstone and Greg Puccinelli of Grubb & Ellis represented the seller.
