SALES

Cadigan Amberway LP paid $33.5 million to Avalon Bay Communities Inc. for the 272-unit Amberway apartments at 489 S. Chatham Circle in Anaheim. Joe Leon of Hendricks & Partners handled the deal.

Philadelphia pension fund adviser and investor Berwind Property Group Ltd. paid an estimated $25 million to Lend Lease Real Estate Investments Inc. for a 150,451-square-foot office building at 200 E. Sandpointe Ave. in Santa Ana. Rochester, N.Y.-based Paychex Inc. is the largest tenant. Robert S. Smith of CB Richard Ellis Inc. represented the seller. The buy is the first in Orange County for Berwind.

Los Angeles-based The Bondurant Living Trust paid $7.5 million to Aries & Pisces LLC of New Orleans for the 27,827-square-foot Western Country Plaza retail center at 26921 to 27001 Moulton Parkway in Laguna Hills. The center is full with tenants including 7-Eleven and Ladies Fitness Express. Reza Etedali of Sperry Van Ness handled the deal.

Private investor Allan Kolsky paid $5.8 million to 1044 East 4th Corp. for two industrial buildings totaling 95,017 square feet at 1044 E. Fourth St. in Santa Ana. Brad Bierbaum, Brian DeRevere, Bob Goodmanson, Ian Britton and Sue Engelhardt of CB Richard Ellis represented the seller. John McKeown of Coldwell Banker Commercial represented Kolsky.

LEASES

Florida’s Brown & Brown Inc. leased 35,707 square feet of office space at 681 S. Parker St. in Orange. The insurance company’s CalSurance unit is set to occupy the space. Royce Scharf and Scott Granger of Studley represented the tenant. Greg Brown and Drew Netherton of Cushman & Wakefield Inc. represented landlord Arden Realty Inc.

Graphic arts supplier Dainippon Screen En-gineering of America LLC, part of Japan’s Dainippon Screen Manufacturing Co., renewed its lease for 22,700 square feet of industrial space at 17942 Cowen Ave. in Irvine. The five-year deal is valued at $2 million. John Griffin of Voit Commercial Brokerage represented landlord Carson Estate Trust. Sean Ahern of Lee & Associates Commercial Real Estate Services Inc. represented Dainippon.

Travcoa Corp. leased 6,328 square feet of office space at 2424 S.E. Bristol St. in Newport Beach. Terms weren’t disclosed. Orion Property Partners represented landlord American Spectrum Realty Inc. CB Richard Ellis represented Travcoa.

No. 1 Pro Nails leased 2,743 square feet of retail space at the Trabuco Canyon Shopping Center in Trabuco Canyon. The 10-year deal is valued at $1.4 million. Tom Gioia of Lee & Associates represented No. 1 Pro Nails. Landlord 222 Commercial Group represented itself.

Northstar Research Partners USA Inc. leased 1,518 square feet of office space at 7700 Irvine Center Dr. in Irvine. Terms weren’t disclosed. Orion Property Partners represented landlord American Spectrum Realty Inc.
