REAL ESTATE DEALS

Cadence Capital Investments LLC of Greenwood, Colo., paid $25 million to Simay Co. for Bristol Place, a shopping center at 3310 to 3398 S. Bristol St. in Santa Ana. The center is full. Edward Hanley of Hanley Brown Group in Irvine represented both parties.

The Wesselink Family Trust paid $5.4 million to Cardinal Broadway Partners LP for a 21,783-square-foot office building at 26400 La Alameda in Mission Viejo. Allen Basso of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

BMD Investment Group paid $3.4 million to Iger Investments LLC for a 25,185-square-foot industrial building at 15 Chrysler in Irvine. Chris Migliori of GVA Daum represented the buyer. Andy Walburger and Steve Jehorek of Lee & Associates represented the seller.

Nancita Associates paid $3.1 million to CJ & A; Enterprises LLC for a 10,800-square-foot office building at 23 Orchard Road in Lake Forest’s Bake Office Plaza. CJ & A; plans to lease back the building for five years. Tom Gilmer, Randy Verdieck and Chuck Noble of Lee & Associates represented the buyer. Keith Black of CB Richard Ellis Group Inc. represented the seller.

Puccio Properties paid $3 million to Seidner Trading Co. for a 21,000-square-foot industrial building at 1232 E. Orangethorpe Ave. in Fullerton. David Cox, Shaun Kearney, Steve Brackmann and Taylor Heininger of Ashwill Associates represented both parties.

Law firm Kimball, Tirey & St. John paid $2.5 million to D-5510 Trabuco Partners for a 6,933-square-foot office building at 5510 Trabuco Road in Irvine. Oliver Fleener, Chon Kantikovit and John Drachman of Grubb & Ellis Co. represented the seller.

Miguel Chavez paid $1.1 million to Hedley Bizetr Orange LP for a 6,017-square-foot industrial building at 345 W. Grove Ave. in Orange. Tom Mulrooney and David Cox of Ashwill Associates represented the buyer. John Rothwell and Jim St. Omer Roy of GVA Daum represented the seller.

Circuit board maker DDi Corp. has leased 49,790 square feet of industrial space at 1220 to 1270 Lance Lane and 1211 to 1251 Simon Circle. The three-year deal is valued at $1.7 million. The buildings are part of DDi’s headquarters. Mike Hefner of Voit Commercial represented DDi and landlord the Swensen Family LP.

Hepahope Inc., a company that is working on a device to treat liver disease, leased 29,192 square feet of industrial space at 152 Technology in Irvine. The five-year deal is valued at $1.9 million. Mark Weeks and Trent Walker of Voit Commercial Brokerage LP represented the tenant. Sue Lyle of landlord The Irvine Company represented her company.

Autocrib Inc. leased 28,896 square feet of manufacturing and warehouse space at 3011 Croddy Way in Santa Ana. The five-year deal is valued at $1.2 million. Jim Snyder & Andy Wahlburger of Lee & Associates represented Autocrib. Dave Desper and Nick Spatafore of CB Richard Ellis represented landlord Finch/CA Properties.

Yates & Associates leased 14,163 square feet of office space at 17822 E. 17th St. in Tustin. The seven-year lease is valued at $2 million. Terry Knapper of CB Richard Ellis represented the tenant. John Hatzis and Chris Latta of Lee & Associates represented landlord Craig Development Corp.

McCabe Way Irvine LLC leased 13,378 square feet of office space at 2445 McCabe Way in Irvine. The three-year deal is valued at $1.1 million. Steve Lane and Trent Walker of Voit Commercial Brokerage represented the tenant. Randy Teteak of O’Donnell Atkins represented landlord Entrepreneur Media Inc.

International Space Optics, a seller of security cameras, leased 9,286 square feet of office space at 200 McCormick Ave. in Costa Mesa. The five-year deal is valued at $470,000. Ross Bourne of CB Richard Ellis represented the tenant. Kathie Wadsworth of landlord Olen Properties Corp. represented her company.

Taiwan’s PalPilot International Corp., a circuit board maker, leased 9,087 square feet of office space at 15991 Red Hill Ave. in Tustin. The deal is valued at $952,000. The company is moving its local office from Irvine to Tustin. Tom Taylor & Gary McArdell of Grubb & Ellis represented PalPilot. Nick Spatafore of CB Richard Ellis represented landlord Redhill Investments LLC.
