An undisclosed buyer paid $3.1 million to an undisclosed seller for a 10-unit, 11,058-square-foot apartment building at 111 10th St. in Seal Beach. The complex sold for $312,000 per apartment and is fully occupied. Rick Applebaum and Jay Skenderian of Morgan-Skenderian Investments Real Estate Group represented both parties.
Lambrusco Ventures paid $1.7 million to Bacchus Development Co. for a 4,950-square-foot office building at 16310 Bake Parkway in Irvine. The buyer will occupy half the building and lease out the remaining space. Tibor Kelemen, Jeffrey John Bitetti and Michael Vukovich of Bacchus Development represented both parties.
An undisclosed buyer paid $1.3 million to C.W. Studios for an 8,329-square-foot industrial building at 1548 Brian St. in Orange. Chris Migliori, Paul Gingrich and Erik Thompson of Daum Commercial Real Estate Services represented the seller. Frank Vargas of PPG Real Estate represented the buyer.

National Payment Provider leased 14,041 square feet of office space in Waterfield Tower at 18881 Von Karman Ave. in Irvine. The value of the five-year lease wasn’t disclosed. Oliver Fleener and Greg May of Grubb & Ellis Co. represented landlord Muller Co. Bob Reiden of Lee & Associates Commercial Real Estate Services Inc. represented the tenant.
PFS Acquisition Co. leased a 9,624-square-foot industrial building at 2241 La Palma Ave. in Yorba Linda. The value of the five-year lease wasn’t disclosed. Phil Fridd and Johnny Eubanks of Lee & Associates represented the tenant. Mike Cargile of Voit Commercial Brokerage LP represented the landlord Said Cohan Survivors Trust.
Irvine Company renewed a lease of 9,487 square feet of office space at 110 Newport Center Drive in Newport Beach. The five-year lease is valued at $1.9 million. Stephen Pisarik of Colliers International represented landlord Blackwood Management, which does business as Newport Business Center. Irvine Co. represented itself.
