REAL ESTATE DEALS

CT Realty Corp. paid $11.5 million to Warmington Homes for a 44,790-square-foot office building at 23141 Moulton Parkway in Laguna Hills. The two-story building sold for $257 per square foot. The building is full with two tenants, the County of Orange Civil Courts and the state’s Board of Equalization. Mike Meisenbach, John Collins, Brian Garbutt and Allen Basso of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

8687 Research LLC paid $7.8 million to Scott H. Shadrick Trust for a 22,078-square-foot office building at 8687 Research Drive in Irvine. The two-story building sold for $355 per square foot. Ryan Swanson of Lee & Associates represented the buyer. Gregg Haly of CB Richard Ellis Group Inc. represented the seller.

Shamrock Supply Co. paid $6.7 million to Atlas Commercial & Technical for a 45,325-square-foot industrial building at 3366 E. La Palma Ave. in Anaheim. The building sold for $149 per square foot. Chris Migliori and Charles Brill of GVA Duam Commercial Real Estate Services represented the buyer. Seth Davenport, Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented the seller.

MZR2 LLC paid $4.5 million to Shiloh LP DBA Chagrin LP for a 22,338-square-foot industrial building at 19681 Da Vinci in Lake Forest. The building sold for $202 per square foot. Kurt Bruggeman of Lee & Associates represented the buyer. Jim Cunningham and Joe Woodka of Grubb & Ellis Co. represented the seller.

An unnamed buyer paid nearly $1.7 million to an unnamed seller for the Main Street Office Building, a 9,853-square-foot office building at 2112 N. Main St. in Santa Ana. The building sold for $170 per square foot. Pasha Darvishian of Marcus and Millichap Real Estate Investment Services represented both parties.

B. Braun Melsungen AG leased a 258,506-square-foot industrial building at 7300 Hazard Ave. in Westminster. The five-year lease is valued at $9.4 million. Brian DeRevere, Bob Goodmanson, and Chip Wright of CB Richard Ellis represented both parties.

Pacific High Reach & Equipment Services Inc. leased an 18,000-square-foot industrial property at 1603 and 1605 O’Donnell Way in Orange. The five-year lease is valued at $1.3 million. Chris Migliori of GVA Duam represented landlord Padilla Construction Co. Mitch Zehner of Voit Commercial Brokerage represented Pacific High Reach & Equipment Services.
