SALES

Rafael Vergara purchased a 3,838-square-foot industrial building at 6042 Bolsa Ave. in Huntington Beach from James A. Ferlita Trust for $0.6 million. Matlow-Kennedy Commercial represented Vergara. Sharon Opyrchal of Daum Commercial Real Estate Services’ Anaheim office represented the trust.

Evangelical Christian Credit Union bought a 17-acre parcel in central Brea from Operon Group. Bob Sattler of Lee & Associates and Jim Litchfield of INCO Commercial Brokerage represented the credit union. Tom Dorman, Alexander Nalle and Ben Seybold of CB Richard Ellis represented Operon.

American Products Co. purchased a 72,000-square-foot industrial property at the Corona Hills Industrial Center in Corona from Newport Beach-based CT Realty Corp. for $3.6 million. Kevin Chapen of Capital Commercial represented American Products. Larry Null of Lee & Associates represented CT Realty.

Alder Investment Co. bought a 62,650-square-foot building in Brea from Voit Cal Portfolio Partners LLC for $4 million. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage’s Anaheim Metro office represented both parties.


LEASES

Watlow AOV Inc. leased a 20,593-square-foot building at 1400 N. Kellogg Drive in Anaheim from Kilroy Realty Group. The seven-year lease was valued at $1 million. Grubb & Ellis represented Watlow. Jack Faris and Barry Walshe of Voit Commercial Brokerage’s Anaheim Metro office represented Kilroy.

Purcel Murray Co. leased 56,793 square feet at 5551 McFadden Ave. in Huntington Beach from Sares-Regis for $2.3 million. Brad Bierbaum, Bob Goodmanson, Brian DeRevere and Ian Britton of CB Richard Ellis represented both parties.

Morgan Sheet Metals leased 46,353 square feet at 5921 Skylab in Huntington Beach from Master Development Corp. for $2.7 million. Wayne Lembert of Seeley Co. represented Morgan. Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis represented Master Development.

Saddleman & Associates leased an 89,080-square-foot building at 1930 Malvern St. in Fullerton from Legacy Development for $2.3 million. Brad Bierbaum, Bob Goodmanson, Brian DeRevere and Ian Britton of CB Richard Ellis represented Saddleman & Associates. Grubb & Ellis represented Legacy Development.

Alstyle Apparel & Activeware Manufacturing Co. leased a 200,000-square-foot building at 1601 Cerritos in Anaheim from Sares-Regis Group. Brad Bierbaum, Bob Goodmanson, Brian DeRevere and Ian Britton of CB Richard Ellis represented both parties.

Rare Medium leased 39,786 square feet at 2850 S. Red Hill Ave. in Santa Ana from LNR Property Corp. and Werdin Corp. Dave Howard of GVA Beitler in Irvine represented Rare Medium. David Desper and Bob Davis of CB Richard Ellis’ Newport Beach office represented LNR and Werdin.

Precision Direct leased a 73,610-square-foot industrial space at 68 Fairbanks in Irvine Spectrum from The Irvine Company. The five-year lease was valued at more than $2.5 million. Dean Krieger of Lee & Associates’ Irvine Spectrum office represented Precision Direct. The Irvine Co. represented itself.

Affinity Medical Technologies leased a 24,000-square-foot research and development building at 1732 Reynolds Ave. in Irvine from Ray Taylor. Jeff Williams of Voit Commercial Brokerage’s Irvine office represented Affinity. Taylor represented himself.

Microsoft Corp. expanded its lease of The Irvine Co.’s Jamboree Center at 3 Park Plaza in Irvine to 22,757 square feet.


OTHER

L.J. Melody & Co. and CB Richard Ellis arranged $16.3 million in financing for Four Points Business Park in San Diego through Principal Capital Management. Mike Melody of L.J. Melody’s Newport Beach office arranged the financing for Menlo Equities.

Construction began on the 376,000-square-foot Seaview Corporate Center in San Diego, designed by GAA Architects, Irvine. The Class A complex will include two six-story buildings, a four-level parking garage, a caf & #233;, gym, swimming pool and basketball and tennis courts. It will be surrounded by 2,500 acres of open wilderness. Completion is slated for February 2001.
