Susan Street Partners LLC paid $3.2 million to Brawny Plastics West Inc. for a 44,640-square-foot industrial building at 2120 S. Susan St. in Santa Ana. Jeff Mitchell of Voit Commercial Brokerage LP represented both the buyer and the seller.
23061 Arroyo Vista LLC paid $2.9 million to Clerietta LLC for a 22,530-square-foot flex building at 23061 Arroyo Vista in Rancho Santa Margarita. Craig Fitterer, Mark Jerue and Dean Krieger of Lee & Associates Commercial Real Estate Services Inc. represented both parties.
Hajime Shimizu paid $2.2 million to Stadium West LLC for a new 13,437-square-foot industrial building on Winston Road in Anaheim. Tom Grant of Lee & Associates represented the buyer. Rob Socci and Joe Miller of Voit Commercial represented the seller.
Victor Nguyen paid $1.9 million to Rex Allen for a 16,600-square-foot industrial building at 13902 West St. in Garden Grove. Chris Rim of Ashwill Associates Inc. represented the buyer. Rex Allen of RB Allen represented himself.
Ionspec Corp. paid $1.5 million to Centra Realty Corp. and Armstrong Butcher Properties for a 9,368-square-foot industrial building at 28 Rancho Circle in Lake Forest. Hagerty Food Services Inc. leased 12,000 square feet of industrial space at 987 N. Enterprise in Orange. The five-year deal is valued at $500,000. Henry Wildemuth of Available Properties Brokerage Co. represented the tenant. Paul Fisher at NAI Capital Commercial represented landlord Enterprises Building LLC.

Cardinal Liquid Chemistries leased 9,024 square feet of industrial space at 510 Central in Brea. The value of the 30-month deal wasn’t disclosed. Mike Finley of Grubb & Ellis represented the tenant and landlord IPERS Brea/Golden West Business Parks.
Employment Systems Inc. leased 8,918 square feet of industrial space at 1520 Lewis St. in Anaheim. The three-year lease is valued at $231,456. Austin Bleier of Voit Commercial represented the tenant. Paul Fisher of NAI Capital represented landlord Saeed Z. Ran.
