Sobahlanu LLC paid $4.5 million to Wheeler Family Trust for a 19,060-square-foot industrial building at 1371 Reynolds in Irvine. Mike Baker and Brad Rawlins of Lee & Associates Commercial Real Estate Services Inc. represented the buyer. Tom West of Grubb & Ellis Co. represented the seller.

TCRSC Development LP paid $4.3 million to Aslan Cos. for 61,855 square feet of land at 2838 Kelvin Ave. in Irvine. Christine Bowen & John Matus of Lee & Associates represented both parties.

An undisclosed investor group paid $2 million to an undisclosed private trust for two office buildings totaling 15,849 square feet at 410 and 412 W. Fourth St. in Santa Ana. John Burke of Marcus and Millichap Real Estate Investment Brokerage Co. represented both parties.

Onyx Power Inc., a former unit of Costa Mesa’s MGE UPS Systems Inc. that was bought out by its managers, leased a 62,412-square-foot industrial building at 4011 Carriage Drive in Santa Ana. The five-year lease is valued at $2.4 million. Mike Hefner of Voit Commercial Brokerage LP represented the tenant. Dave Desper of CB Richard Ellis Group Inc. represented landlord Associated Americana Properties.

Container Supply Co., a maker of food packaging, leased a 39,864-square-foot industrial building at 7490 Lampson Ave. in Garden Grove. The five-year lease is valued at $1.3 million. Rob Socci and Peter Castleton of Voit Commercial Brokerage represented landlord First American Corp.

St. Joseph Hospital of Orange leased a 37,928-square-foot industrial building at 654 North Hariton St. in Orange. The seven-year leased is valued at $2.2 million. Eileen Doody of PM Realty Group represented St. Joseph. Louis Tomaselli, Mitch Zehner and Seth Davenport of Voit Commercial Brokerage represented landlord Kenneth Rinker Trust.

TJX Cos. Inc. leased a 35,004-square-foot shopping center at 3930 Bristol St. in Santa Ana. The 10-year deal is valued at $7.2 million. Pat Gilhooly of Clover Co. represented the tenant. Tom Gioia of Lee & Associates represented landlord Pacific Development Group.

ISEC Inc. leased a 24,991-square-foot research and development building at 6161 Chip Ave. in Cypress. The seven-year deal is valued at $2.9 million. Mike Hefner of Voit Commercial Brokerage represented the tenant. Brian De Revere of CB Richard Ellis represented landlord Warland Investment Co.

Mark Mueller
Mark is the former Editor-in-Chief and current Community Editor of the Orange County Business Journal, one of the premier regional business newspapers in the country. He’s the fifth person to hold the editor’s position in the paper’s long history. He oversees a staff of about 15 people. The OCBJ is considered a must-read for area business executives.
