SALES
Voit Development Co. and Buchanan Street Partners paid $57 million to Nexus Windstar for a 428,000-square-foot industrial/warehouse and data center building on Von Karman Avenue and Main Street in Irvine. The building sold for about $133 per square foot. Buchanan invested $14 million in a joint venture equity with Voit Development for the property. The partnership plans to renovate the building and lease out 303,000 square feet. Trent Walker of Voit Commercial Brokerage LP represented both parties.
Fluid Research paid nearly $5.2 million to Mezzasalma Properties LLC for a 23,348-square-foot industrial building at 15775 Gateway Circle at the Tustin Gateway Business Park in Tustin. The building sold for nearly $222 per square foot. John Rothwell of Daum Commercial Real Estate represented the buyer. JR Williamson of NAI Capital represented the seller.
Sunrz 786 Holdings Inc. paid $4.4 million to Calrental.com Inc. for a 2,100-square-foot Wienerschnitzel restaurant and a 4,100-square-foot, four-unit strip center under construction at 20652 and 20672 Lake Forest Drive in Lake Forest. The two buildings sold for about $710 per square foot. The strip center is slated for completion by the end of the year. Jim Ferryman of Howard James Co. represented the buyer. Ali Murtaza and Allen Dehnke of Peninsula Investment Real Estate represented the seller.
Residence Mutual Insurance Co. paid $4.3 million to an undisclosed seller for a 17,272-square-foot office building at 2172 Dupont Drive in Irvine. The building sold for about $249 per square foot. The two-story building includes 63 parking spaces. Steven Economos, George Economos, Geoff DeWolf and Matt Moore of NAI Capital Commercial represented the buyer. Dennis Osborne of Osborne Properties Corp. represented the seller.
TTTC LLC paid $2.2 million to ACRI-Harbor LLC for a 35,183-square-foot medical building at 1085 N. Harbor Blvd. in Anaheim. The building sold for about $63 per square foot. Pasha Darvishian of Marcus & Millichap Real Estate Investment Services’ Newport Beach office represented both parties.
LEASES
Toyota Financial Services renewed its lease of 18,724 square feet of office space at 1900 S. State College in Anaheim. The three-year lease is valued at $2 million. Greg Brown and David Dowd of Cushman & Wakefield represented landlord Maguire Properties. Ronda Clark, Wade Clark and Joe Bevan of Staubach Co. represented the tenant.
