Newport Beach-based real estate investor Saunders Property Co. paid $23.4 million to Newport Beach’s Makar Properties LLC for the 106,344-square-foot Cypress Crossroads at 10833 Valley View St. in Cypress. The five-story building, which Makar bought in 2003, is 80% full. Jeff Hanson and Ryan Gallagher of Grubb & Ellis Co. represented both parties.
Sacramento-based Panattoni Development Co. paid $13.2 million to the Los Angeles International Church of Christ for a 132,000-square-foot building at 10 Goodyear in Irvine. Panattoni plans to clear the 11.3-acre Irvine Spectrum site for redevelopment. Gregg Haly and Jeff Carr of CB Richard Ellis Group Inc. represented both parties.
Kaon Investments paid $12 million to Parkcrest Development Corp. for the 103-room Holiday Inn Express at 12867 Garden Grove Blvd. in Garden Grove. The three-story hotel is part of a $54 million redevelopment project along Harbor near the Disneyland Resort. Kai Chon of Charles Dunn Co. represented the buyer. Grace Yoon of Colliers Seeley International Inc. represented the seller.
Burnham USA Equities paid $11 million to two undisclosed sellers for the Batavia Business Park at 1402 to 1428 N. Batavia St. in Orange. The industrial park includes five buildings totaling about 100,000 square feet of office space. The property is a few blocks east of Anaheim’s Platinum Triangle redevelopment area around Angel Stadium of Anaheim. Steve O’Hara of O’Hara Financial Services represented both parties.
An unnamed buyer paid $9.9 million to an undisclosed seller for two 34,600-square-foot buildings at 2951 and 2955 Main St. in Irvine. George Economos at NAI Capital Commercial Real Estate Services represented the seller.
An unnamed investment group paid $7.3 million to Santa Ana-based Triple Net Properties LLC for a 36,675-square-foot office building in Pacific Corporate Park at 25371 Commercentre Drive in Lake Forest. The two-story building is the third of a three-building sale by Triple Net. George Economos of NAI Capital Commercial represented the buyer. DiGiorgio Development LLC paid $6.3 million to Cypress Corporate Park LLC for a 67,000-square-foot industrial building at 10741 Walker St. in Cypress. Clyde Stauff of Colliers Seeley represented the buyer. Rick McGeagh and Bob Goodmanson of CB Richard Ellis represented the seller.
Dentist Musa Bahia paid $5.4 million to Paularino Holdings LLC for the 14,500-square-foot Paularino Medical Plaza at 720 Paularino Ave. in Costa Mesa. Eric Bissar of Sperry Van Ness Asset Management and Leasing represented the buyer. Preston Walrath of Coldwell Banker Commercial represented the seller.
R & D; Metal Fabricators paid $5.3 million to Santa Ana-based Burke Real Estate Group for a 39,550-square-foot industrial building at the Astronautics Corporate Center at 5250 Ranch Road in Huntington Beach. The building was developed on former Boeing Co. land. Ted Sawyer and Darin McDonald of Lee & Associates represented the buyer. Dan Harkey paid $5.1 million to the Shiffman Living Trust for the 34,000-square-foot industrial building at 7 Argonaut in Aliso Viejo. Dave Travis, John Griffin and Tim Walker of Voit Commercial Brokerage LP represented both parties.
A private investor paid $4.6 million to Team Construction for 16,490 square feet of office space at 19431 Beach Blvd. in Huntington Beach. Eric P. Wohl of Hanley Brown Group represented both parties.
Mach Van Dang paid $3.6 million to Roger D. Ayers for a 20-unit apartment complex at 10412 to 10422 Fern Ave. in Stanton. Gary Tolfa of Investment Property Group represented both parties.
George Boukather paid $2.9 million to Electropure Inc. for a 27,498-square-foot industrial building at 23456 S. Pointe Drive in Laguna Hills. The building is on 1.4 acres. Buyer Boukather & Associates represented itself. Electropure, a maker of water purification devices, represented itself.
JoJo Enterprises Inc. leased 11,206 square feet of industrial space at 5312 System Drive in Huntington Beach. The value of the five-year deal wasn’t disclosed. Mike Long of Lee & Associates represented the tenant. Bob Goodmanson of CB Richard Ellis represented landlord VDAP.
