REAL ESTATE DEALS

SALES


M & M; Supplies paid $3.9 million to Thermocraft Industries for a 26,285-square-foot warehouse building at 1700 Barcelona Circle in Placentia. The building sold for $150 per square foot. The buyer purchased the building to settle a 1031 exchange. Chris Migliori of Daum Commercial Real Estate Services represented the seller. Paul Gingrich, also of Daum, represented the buyer.

Laguna Broadway LLC principal Joe Hanauer paid an undisclosed sum to the Laguna Playhouse for three buildings totaling 18,000

square feet at 580 Broadway in Laguna Beach. Laguna Playhouse originally purchased the facility in 1998 for $3.1 million. The asking price was $7.2 million. The buyer, who represented himself, will continue to rent the space to current tenants, including Playhouse staff. Christopher Chinnici and Roman Ciuni of NAI Capital Inc., Henry Mayhew and Bill Gaboury of the Playhouse board and attorney Steve Dzida of Dzida Carey & Steinman represented the

seller.

Bailey Financial Group paid $2.1 million to Koi West LLC for a 20,000-square-foot industrial building at 12322 Monarch in Garden Grove. Jon Sweeney of INCO Commercial Realty Inc. represented the buyer. Neil Mullarky and Gary Marquis of Collins Commercial Corp. represented the seller.

Undisclosed buyers paid $1.7 million to Southwest Sign Co. for a 12,460-square-foot warehouse building at 1696 Commerce St. in Corona. The building sold for $136 per square foot. William Livesay, Walter Frome and Ryan Miller represented the seller. J.R. Wildermuth of Associated Commercial Brokers represented the buyer.

Development Resource Consultants Inc. paid $1.2 million to Bacchus Development for a 4,950-square-foot office building at 16501 Scientific Way in Irvine. The building was delivered in 2007 and sold for $250 per square foot. Bacchus represented itself in the deal.

Yansun LLC paid $1.1 million to Bacchus Development for a 4,950-square-foot office building at 9930 Irvine Center Drive in Irvine. The building was delivered in 2007 and sold for $225 per square foot. Voit Commercial Brokerage LP represented the seller. Nexus Development Co. represented the buyer.


LEASES


Calvary Chapel leased 13,719 square feet of industrial space at 8095 E. Crystal in Anaheim. The five-year lease was valued at $669,992. The tenant has the option to purchase the property during the first year of the lease. Chuck Wilson of Colliers International represented landlord IDK LLC. First Team Real Estate Inc. represented the tenant.

Dish Television Inc. leased 11,380 square feet of office space at 14522 Myford Road in Irvine. The three-year lease was valued at $515,000. Scott Seal of Lee & Associates-Orange Inc. represented the tenant. Steve Schlomer of Colliers International represented landlord Hanwha L & C; USA LLC.
