El Toro Shopping Center LLC paid $8.5 million to KAI Partnership for the 68,000-square-foot El Toro Square retail center at 24280 to 24400 Swartz Drive in Lake Forest. Greg Zimmerman of Beitler Commercial Realty represented both parties.

EFT Holdings LLC paid $2.9 million to The Shedd Family LP for a 31,322-square-foot industrial building at 724 and 730 E. Dyer Road in Santa Ana. John Griffin of Voit Commercial Brokerage represented the buyer. Steve Schloemer of Colliers Seeley International Inc. represented the seller.

Armando and Robin Rodriguez paid $2.8 million to John Townsend for a 30,638-square-foot office condominium complex at 408 S. Beach Blvd. in Anaheim. Tad Garabedian of Ashwill Associates Inc. represented both parties.

CK Group paid $2.1 million to Byrnes, Their & Sapp for a 19,651-square-foot industrial building at 3701 W. Carriage in Santa Ana. Jeff Williams and Mike Bouma of Voit Commercial Brokerage represented the buyer. Steve Schloemer of Colliers Seeley International represented the seller.

Los Angeles-based investor Westside Exchange Corp. paid $1.6 million to Birtcher-Anderson Properties for a 9,827-square-foot office building at 1538 Brookhollow in Santa Ana. Jack Askelson, Rob Socci, Louis Tomaselli, Mike Boomer and Mitch Zehner of Voit Commercial Brokerage represented both parties.

Peterson Chase Engineering paid $1.6 million to Coast Yellow Cab Cooperative for an 81,000-square-foot parcel of land at 11611 Westminster Ave. in Garden Grove. Greg Ozimec of Voit Commercial Brokerage represented the buyer. Mike Nourai of Prudential represented the seller.

1930 Placentia LLC paid $1.5 million to the Vicenti Family Trust for a 12,800-square-foot industrial building at 1930 Placentia in Costa Mesa. Pat Lacey of Lee & Associates Real Estate Services Inc. represented the buyer. Mike Cargile of Voit Commercial Brokerage represented the seller.

Park La Palma Investment Co. paid $1.4 million to Turner Development Co. for a 10,240-square-foot industrial building at 13845-A Alton Parkway in Irvine. Mike Bouma, Rob Mitchell and Alan Pekarcik of Voit Commercial Brokerage represented the seller. Alan Buchanan of Lee & Associates represented the buyer.

VJ Partners paid $1.2 million to Century Laminators for a 14,724-square-foot industrial building at 1225 Knollwood Circle in Anaheim. Mike Hefner and Mike Cargile of Voit Commercial Brokerage represented both parties.

Joydan Group LLC bought the 23,365-square-foot medical complex at 1314 to 1324 S. Euclid St. in Anaheim from Anaheim Surgical Center LLC for an undisclosed price. Peter Lund, Scott Crane, Ken Kennedy and Kevin Kennedy of NAI Capital Commercial represented the seller. Joyce Yang of ReMax Commercial Realty represented the buyer.


LEASES

Y-Visionary Publishing renewed its lease for 12,027 square feet of office space at 265 S. Anita Drive in Orange. Terms weren’t disclosed. David Giglio and Lori Smith of Grubb & Ellis Co. represented landlord the Fountain Valley School District. Jeff Morgan of CB Richard Ellis Inc. represented the tenant.
