REAL ESTATE DEALS



SALES

Costa Mesa-based Guthrie Development Co. sold 22 of 28 units in its Guthrie Lambert Business Center at Lambert Road and Berry Street in Brea. The 3,300- to 6,800-square-foot units sold for a little more than $1 million each for a total of $23 million. The center is an eight-building, mixed-use office and industrial complex totaling 132,642 square feet. The remaining six units at the center are in escrow, according to Guthrie. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage LP represented 10 of the 22 buyers and the seller. Buyers include JPRS Systems, House of Computers, Hakanson Construction, Power Werx, Calico Printing and Continental Appliances.

An undisclosed buyer paid $3.4 million to Pick Real Estate Ltd. for an 18,425-square-foot retail building at 1725 W. Orangethorpe Ave. in Fullerton. The building is occupied by Rite-Aid and sold for nearly $185 per square foot. Michael Woolbright of Marcus & Millichap Real Estate Investment Services represented both parties.

Salo, Salo and Salo paid $3.2 million to North Anaheim Associates for an 18,446-square-foot industrial building at 1149 N. Patt St. in Anaheim. The building sold for $174 per square foot. Brian Williams and Jim deRegt of Lee & Associates Real Estate Commercial Services represented both parties.

Cedar Avenue Long Beach LLC paid $2.8 million to an undisclosed seller for the Buena Apartments, a 24-unit apartment complex at 5699 Fullerton Ave. in Buena Park. The apartments sold for $118,542 per unit. John Nguyen of Marcus & Millichap represented both parties.

Arafat Abdelkarim paid $2.5 million to 3DQ Properties for a 10,000-square-foot industrial building at 16221 Construction Circle West in Irvine. The building sold for $250 per square foot. Randy Verdieck of Lee & Associates represented both parties.

Pro-Coat Systems paid $1.7 million to North Anaheim Associates for an 8,340-square-foot industrial building at 1129 N. Patt St. in Anaheim. The building sold for $205 per square foot. Dave Williams and Jim deRegt of Lee & Associates represented both parties.

Khosraviani Trust paid $1.1 million to Sanders Family Trust for a 10-unit apartment building at 1015 N. Parton St. in Santa Ana. The apartments sold for $112,500 per unit. Greg Bassirpou, James Forootan and Mark Bridge of Marcus & Millichap represented both parties.


LEASES

Cal-Pac Engineering Co. leased 3,752 square feet of space at 1501 E. Orangethorpe Ave. in Fullerton. The four-year lease is valued at $320,717. Judy Belland, Mary Goss and Robert Kehiayan of Investment R/E Source Inc. represented the tenant. Barry Walshe of Voit Commercial Brokerage represented landlord Birch Windell LLC.

Pet Supply Warehouse leased 3,600 square feet of space at 5729 La Palma Ave. in Anaheim. The five-year lease is valued at $390,000. Allen A. Dehnke of Peninsula Investment Real Estate Brokerage represented the tenant. Landlord Watt Family Properties represented itself.

Cardinal Property Management leased 1,152 square feet of office space at 22471 Aspan St. in Lake Forest. The three-year lease is valued at $81,000. George Thomson and Marshal Vogt of Lee & Associates represented the tenant.
