SALES

Pat Patterson and Brian Burke paid $6.1 million to Batavia Angus Ltd. for a 48,259-square-foot multitenant industrial complex at 714-822 W. Angus Ave. in Orange. Patterson and Burke are principals of Burke Real Estate Group Inc. David Williams of Lee & Associates Commercial Real Estate Services Inc. represented both parties.

LST Properties paid $5 million to Mehrdad Safari for a 28,510-square-foot industrial property at 3431 W. Carriage Drive in Santa Ana. Andy Friedman of Industrial Properties represented the buyer. Chris Migliori of Daum Commercial Real Estate Services represented the seller.


LEASES

Golden State Water Co. leased a 37,286-square-foot office building at 1920 Corporate Way in Anaheim. The renewal included a 15,000-square-foot expansion. The value of the lease is $2.89 million. Jim Hawkins and Doug Himes of Lee & Associates represented landlord North Orange County Regional Occupational Programs. Steve Seinfeld of Cresa Partners LLC represented the tenant.

International Filing Co. leased 73,360 square feet at 1177 Grove St. in Anaheim. The five-year lease is valued at $2.5 million. Mike Hefner of Voit Commercial Brokerage LP represented the landlord, Grove Construction. Kenneth Dill of Cresa Partners represented the tenant.

Foundry Investments leased 41,772 square feet of industrial space at 800 E. Orangethorpe Ave. in Anaheim. The 40-month lease is valued at $1.6 million. Wade Clark and Mitch Lindquist of Staubach Co. represented the landlord, Source Refrigeration & HVAC Inc. Louis Tomaselli and Mitch Zehner of Voit Commercial Brokerage represented the tenant.

Rosendin Electric leased 28,851 square feet of space at 5572 Fresca Drive in La Palma. The lease is valued at $1.1 million. Scott Smith of Lee & Associates represented landlord Layman Properties. John Biven of CB Richard Ellis Group Inc. represented the tenant.

Orange County Performing Arts Academy and Diva Inc. leased a 6,000-square-foot retail space and dance school in the Serrano Center at 6501 E. Serrano Ave. in Anaheim. The 36-month lease is valued at $287,850. Matty Fryer of Lee & Associates represented the tenant. Dave Bueche, Roger Niez and Lee Anne Maki of Sperry Van Ness represented the landlord, 6509 Serrano LP.

Omar Elkabbara leased a 750-square-foot office space in the Beach Professional Plaza at 12362 Beach Blvd. in Stanton. The 24-month lease is valued at $22,836. Dave Bueche and Tommy Bang of Sperry Van Ness represented landlord Beach & Chapman LLC. Lee Anne Maki of Sperry Van Ness represented both parties.

Ramiz Qureshi & Nilesh Kumar leased a 941-square-foot retail space in the Pinnacle at MacArthur at 31 E. MacArthur Crescent, Suite 106-B in Santa Ana. The 12-month lease is valued at $19,761. Roger Niez of Sperry Van Ness represented the tenant. Roger Niez and John van Rossem of Sperry Van Ness represented landlord BRE Properties Inc.

Judith Garfi-Partridge leased 1,092 square feet of office space at Olen Pointe Brea, located at 10 Pointe Dr. Suite 300 in Brea. The term and value of the lease were not disclosed. Lonnie Riddle of Grubb & Ellis Co. and Karl Heim of Commercial Realty Partners represented the tenant. Lisa Palomino represented landlord Olen Commercial Realty Corp.

Alliantgroup LP leased 5,891 square feet of office space at 18300 Von Karman Ave., Suite 600 in Irvine. Terms of the lease were not disclosed. Dave Willis and Jeff Manley of Cresa Partners represented the tenant. Michael Hodges represented the landlord, The Irvine Company.

Alpha Health Research leased 3,244 square feet of office space at the South Coast Commercentre, at 16480 Harbor Blvd., Suite 200 in Fountain Valley. Dave Bueche and Roger Niez of Sperry Van Ness represented landlord QB/SCC LLC.
