Real Estate Deals

Wild Oats has leased a 25,000-square-foot facility within University Park Center at Culver Drive and Michelson in Irvine. Terms of the lease were not disclosed. University Park Center is owned and operated by The Irvine Company.

Lockheed Martin Corp. renewed its lease of a 51,856-sqaure-foot office space at the Sierra Gateway Business Center in Los Angeles. Terms of the multi-year lease were not released. The Abbey Company, Garden Grove, is the lessor.

Albertsons Inc. and Sav-on/Osco leased a 4,088-sqaure-foot retail space at 28221 Crown Valley Parkway in Laguna Niguel. The 10-year lease is valued at $2.3 million. Grubb & Ellis represented both the tenant and the landlord, Buie-Area M Ltd., in the transaction.

The Sommerfield Family Trust leased a 31,000-square-foot industrial building at 726 W. Nicolas Ave in Orange. The lease consideration was $1.025 million. Daum Commercial Real Estate Service represented the lessor.

Switch and Data Systems Inc. leased a 20,000-square-foot building at 2182 Alton in Irvine. The 10-year lease is valued at $1.8 million. Jedd Zaun of Lee & Associates represented the landlord, Wong Properties.

Management Solutions Inc. leased a 10,750-square-foot facility at 5 Hutton Centre in Santa Ana. Total consideration was in excess of $2.3 million. Ralph Simmonds of Simmonds Realty Group represented the lessor. CB Richard Ellis represented the landlord, Massachusetts Mutual Life Insurance Co.

Pick Systems Inc. leased a 44,750-square-foot facility in Irvine. The five-year lease is valued at $3.7 million. ITC Real Estate Group represented the lessor, while Voit Commercial represented the landlord, Pacific Gulf Properties.

Oak Etc. leased a 7,500 retail facility in Laguna Hills. Dave Carpenter of ITC Real Estate Group represented the tenant.

Sales

Todd Essenmacher bought 30,571 square feet in 23 industrial condominiums at 11533 11623 Slater Ave in Fountain Valley for $2.3 million. Chris Coyte of Lee & Associates represent the buyer. The seller, E. Eisel Family Trust, was represented by Herbert Becker of Century 21 Associates.

Tim Brunet bought a 6,800-sqare-foot building at 1964 and 1974 North Placentia in Fullerton for $1.05 million. Ken Gould of Lee & Associates represented the buyer and Premier Commercial represented the seller, Realty Income Corp..

Dynamic Concepts Inc. bought a 9,700-square-foot building at 16 Journey in Aliso Viejo for $1.6 million. Simmonds Realty Group represented the buyers. Pacific Park Executive Plaza LLC, the seller, was represented by CB Richard Ellis.

Sillen Holdings LLC bought a 12,491-square-foot retail center at 401 S. El Camino Rd in San Clemente for $2.36 million. Sperry Van Ness represented both the buyer and the seller, Presidio Plaza.

Sunrise Village, a 120,000-square-foot shopping center in Fullerton anchored by Vons Pavilions, Del Taco, Blockbuster Video and Sav-on, was sold by GMS Realty for $10.4 million to an undisclosed buyer represented by Bill Casas of Casas Realty Advisors and Dolfann Enterprises. Joe Faris, David Lee and Carlos Lopez of Faris Lee Investments represented the seller.

Dunlop Real Estate and Investment bought a 36-unit apartment building at 1212-1226 Nissan Road in Tustin for $2.62 million. Investment Property Group represented both the buyer and the seller, Marlene Wilcox Trust.

Other

Ware & Malcomb Architects Inc. was awarded the design of the tenant improvement for Globespan at a 29,272-square-foot space at 5171 California Street, Irvine.

L.E. Wentz Company was awarded the Emeryville Industrial Court project in Emeryville by the Marks Management Company. The project consists of a 95,000-sqaure-foot building and a 114,000-sqaure-foot parking structure. The estimated date of completion is summer 2001.

Carrier Johnson has been selected to design a $1.4 million remodel of UCI’s Crawford Hall Athletic Buildings. The first phase of the project will involve upgrading the lobby of Crawford Hall as well as expanding the weight training and sports medicine areas. Phase two will include a two-story building for coaching offices.

Tait Environmental Management Inc. was ranked No. 167 in the July issue of Engineering News-Record, as one of the nation’s top 200 environmental consulting firms.
