REAL ESTATE DEALS

SALES

Fullerton X Dock Partners paid $7.25 million to USF Reddaway Inc. for a 4-acre truck terminal at 300 S. State College Blvd. in Fullerton. Steve Sprenger and Randy Lockhart of Grubb & Ellis Co. represented the buyer. Mark Gibbs of Burr & Temkin represented the seller.

An undisclosed buyer paid $3.2 million to an undisclosed seller for a 3,800-square-foot building at 3100 E. Pacific Coast Highway in Corona del Mar. The two-story retail and office building sold for about $842 per square foot. Paul Bitonti of Marcus & Millichap Real Estate Investment Services represented both parties.

Nhon Khoung paid $1.2 million to Turner Family Trust for an 8,000-square-foot industrial building at 7602 Acacia Ave. in Garden Grove. Khoung makes plastic fingernails for salons. The building sold for $150 per square foot. Dan Kruse of Lee & Associates Commercial Real Estate Services represented both parties.


LEASES

Marathon Distribution leased a 146,640-square-foot industrial building at 17817 Valley View Ave. in Cerritos. The five-year lease is valued at $4.4 million. Dean Haney of CB Richard Ellis Group Inc. represented the tenant. Elizabeth Hughes and Tim Cronin of Lee & Associates represented landlord Karney Management.

WM Pack-Rat, a franchise of Washington, D.C.-based portable storage company 1-800-Pack-Rat LLC, leased 40,000 square feet of industrial space at 7391 Heil Ave. in Huntington Beach and 29,000 square feet at 449 Freedom Ave. in Orange. Terms of the five-year leases weren’t disclosed. Charles Dunn & Co. represented the tenant. Colliers International represented landlord Morgan Holdings LLC of the Huntington Beach building. The landlord of the Orange building, TMT Nelson Freedom, represented itself.

OC Windustrial Co. leased a 24,000-square-foot industrial building at 1335 S. Allec St. in Anaheim. The five-year lease is valued at more than $1.3 million. OC Windustrial distributes pipes, valves, fittings and other industrial products. Scott Seal of Lee & Associates represented the tenant. John Maresca of Bryan Industrial represented landlord Ball Road Industrial Park.

General Electric Co.’s GE Capital Solutions renewed its lease on 23,000 square feet of office space and expanded by 28,000 square feet at 4 Park Plaza in Jamboree Center in Irvine. GE is set to use the extra space to consolidate operations from its Anaheim location in July. Details of the lease weren’t disclosed. Travis Boyd, Rick Sherburne and Alex Hayden of Cushman & Wakefield represented the tenant. Landlord The Irvine Company represented itself.
