Needleman Investments paid $10.2 million to Irvine-based Citivest for a 25,561-square-foot neighborhood office and retail center at 27184 Ortega Highway in San Juan Capistrano. The center was 87% full at the time of the sale. Tony Azzi, Orbell Ovanespour and Brad Baskin of Marcus & Millichap Real Estate Investment Brokerage Co. represented Needleman. Donald MacLellan of Faris Lee Investments represented Citivest.
Five Mason Partners LLC paid $6 million to AEA Investments II LLC for a 30,724-square-foot research and development building at 5 Mason in Irvine. Steven Economos, George Economos, Geoff DeWolf and Matt Moore of NAI Capital represented the buyer. Kevin Quick of Lee & Associates Commercial Real Estate Services Inc. represented the seller.
Padilla Construction Co. paid $4.7 million to Burnham USA Equities Inc. for the 28,500-square-foot industrial building at 1130 W. Trenton Ave. in Orange. The building sold for about $165 per square foot. The buyer is set to occupy the building. Chris Migliori of GVA Daum represented Padilla Construction. Jeff Read of Grubb & Ellis Co. represented Burnham.
Melton International Tackle paid $3.3 million to Croudace & Dietrich for a 14,211-square-foot light-manufacturing industrial condominium at 1375 S. State College Blvd. in Anaheim. The building sold for $235 per square foot. The buyer is set to occupy the space. Mitch Zehner, Seth Davenport and Louis Tomaselli of Voit Commercial Brokerage LP represented both parties.
Investor Esmaiel Doostmard of Newport Beach paid $2.2 million to the Howard Family Trust for a six-unit apartment building at 403 E. Balboa Blvd. Howard Wells of Cannery Village Realty represented the buyer. Gary Tolfa of Investment Property Group in Newport Beach represented the seller.
Irvine-based Empire Homes paid an undisclosed amount to a local, private investor for a 99-unit apartment complex at 11090 Cynthia Circle in Garden Grove. The buyer plans to raze the site and build 144 townhouses. Steve Hari, Peter Gillin and Dominique Kehayias of CB Richard Ellis Group Inc. and Bill Jager of Jager Co. represented both parties.
Toshiba Business Solutions leased 18,420 square feet of office space at 9008 Research Drive in Irvine. The value of the five-year deal was not disclosed. Mark Zuvich and Oliver Ternate of ZCA Commercial Real Estate Services represented the tenant. Don Yahn and Brett Swartzbaugh of Cushman & Wakefield Inc. represented landlord Empresa Development LLC.
