SALES

VDAP Properties LLC paid $13.3 million to CB Richard Ellis Investors LLC for Orangewood Business Center, a 10-building industrial park at 1701 E. Edinger Ave. in Santa Ana. The 185,401-square-foot park is 90% full. Rob Socci, Louis Tomaselli and Mitch Zehne of Voit Commercial Brokerage represented both parties.

Ko’s Anaheim Professional Inc. paid $9.5 million to Los Angeles-based Cornerstone Real Estate Advisers Inc., part of Massachusetts Mutual Life Insurance Co., for the Anaheim Professional Center. The six-story, 89,000-square-foot center is at 1801 W. Romneya Drive. The facility is 85% full. John Smelter of Marcus & Millichap Real Estate Investment Brokerage Co. represented the seller.

Sunglass Products Inc. paid $5.6 million to DSA for a 74,620-square-foot industrial building at 1331 State College Blvd. in Fullerton. Brad Bierbaum, Ian Britton and Bob Goodmanson of CB Richard Ellis Services Inc. represented both parties.

Vineyard Christian Fellowship of Newport Beach Inc. paid $3.8 million to Newport Beach-based BCSD Properties LP for a 36,000-square-foot building at 102 E. Baker St. in Costa Mesa. Gary Allen of Grubb & Ellis Co. represented BCSD. Ken Robertson of The Staubach Co. represented Vineyard Christian Fellowship.

Sam Ayoub Trust of Newport Beach paid $2.8 million to Peter W. Evans of Huntington Beach for a 24-unit apartment complex at 354 Avocado St. in Costa Mesa. Steven C. Brombal of Hendricks & Partners represented both parties.

Mead Family Trust paid $2.4 million to Dynamic Builders for a 30,000-square-foot industrial building at 1950 Raymer Ave. in Fullerton. Tom Gilmer of Lee & Associates Commercial Real Estate Services Inc. represented the seller. Ben Seybold of CB Richard Ellis represented Dynamic Builders.

Jack Crouse of Redondo Beach paid $1.9 million to Huntington Beach-based Walnut Street Partners LLC for a 22-unit apartment complex in La Habra. The Rancho Apartments are located at 911 N. Walnut St. Ken Morgan and Jay Skenderian of Morgan Skenderian Investment Real Estate Inc. represented the buyer. The seller was represented by Gordon Reese of Marcus & Millichap.

OOA Investments paid $1.69 million to the Executive Plaza AJW LLC for an 11,048-square-foot office building at 31 Orchard in Lake Forest. Allen Buchanan and Bryan Miller of Lee & Associates represented the buyer. Chris Bates, David Bolt and John Marchiorlatti of CB Richard Ellis represented the seller.

Sabatasso & Gilmer Trust paid $1.1 million to Severson & Smith for a 7,608-square-foot industrial building at 30346 Esperanza in Rancho Santa Margarita. Tom Gilmer of Lee & Associates represented both parties.

California Crescent Contractors Inc. paid $1.1 million to Agencia La Esperanza Corp. Inc. for an 8,065-square-foot industrial building at 530 Calle de Industrias in San Clemente. Dean Krieger and Mark Jerue of Lee & Associates represented both parties.

Private investor Dinh Vu Kim paid about $1 million to Laguna Niguel-based Elliott Fund 79 for the 10-unit Burnham Street Apartments in Buena Park. The complex is at 5959 Burnham Ave. Ken Morgan, Jay Skenderian and Rick Applebaum of Morgan Skenderian represented both parties.

TREH Partners I LLC paid $985,000 to Kensington Real Estate Group for Richfield Plaza, a 5,169-square-foot retail center in Placentia. Matt Hammond and Trey Trask of Coreland Cos. represented Kensington.

Huntington Beach-based ministry Mottesi, Alberto Evangelistic Association paid $900,000 to the National Association of Letter Carriers-Branch 1100 for an 11,904-square-foot office building at 3636 Westminster Ave. in Santa Ana. Tom Thompson and Dawson Davenport of Coldwell Banker Commercial American Spectrum Real Estate Colorado LLC represented both parties.

LEASES

Cameron Health Inc., a medical device company, leased 15,178 square feet of office space at 905 Calle Amanecer in San Clemente from Olen Properties Corp. The deal is valued at more than $1.6 million.

Jeff Carr and Jim Menconi of CB Richard Ellis represented Olen. Mark Jerue and Craig Fitterer of Lee & Associates represented Cameron Health.

Integrated Research, a systems management company, leased another floor at Orange Commerce Tower at 505 S. Main St. in Orange. The area is 14,677 square feet. The three-year deal is valued at more than $1 million. Tim Helgeson and Greg Tippin of Insignia/ESG Inc. represented Integrated. Kevin Teel and Tom Abel of CB Richard Ellis represented landlord Oly Orange Commerce.

Law firm Jeffers, Shaff & Falk LLP renewed its lease for 13,733 square feet at 18881 Von Karman Ave. in Irvine for five years. The deal is valued at $1.8 million. Jeff Tabor and Bryan Fournier of Corporate Realty Advisors represented the tenant.

Irvine-based iSynergistics, a call center and fulfillment support company, leased 10,778 square feet of office space at 1936 E. Deere Ave. in the Alton Deere Plaza in Santa Ana. Randolph Mason of Lee & Associates represented the tenant in the 10-year deal. Don Nourse of CB Richard Ellis represented landlord CarrAmerica Realty Corp.

David’s Bridal Inc. leased 10,350 square feet of space at 810 E. Imperial Hwy. in Brea. Financial terms weren’t disclosed. Jeff Moore, John T. Mehigan, Scott Horsley and Jennifer Bobie of CB Richard Ellis negotiated the deal.

Hahn & Bowersock, a court-reporting firm, renewed its lease for 10,000 square feet at the Coppertree Business Park at 151 Kalmus Drive in Costa Mesa. The three-year deal is valued at $600,000. Landlord The Brookhollow Group represented itself. Jeff Tabor and Ron Channel of Corporate Realty Advisors represented Hahn & Bowersock.
