Real Estate Deals



SALES

Mike and Tilda Sabunjian bought the 10-unit McClay Apartments at 121 N. McClay St. in Santa Ana from Thomas and Paula Miller for $0.6 million. Rick Applebaum and Grant Hahn of Morgan Skenderian Investment Real Estate Group’s Newport Beach office represented the Sabunjians. Shane Schafer of Marcus & Millichap represented the Millers.

Redhill Venture LLC acquired a 32,850-square-foot industrial building at 3183 Red Hill Ave. in Costa Mesa from Sysdam Holdings for $3.6 million. Christine Bowen and John Matus of Lee & Associates’ Irvine Spectrum office represented Redhill Venture. Bowen Matus and Rick Fuller of Lee & Associates’ Riverside office represented Sysdam. In addition, tenant Prime Technologies signed an eight-year lease for more than $3 million.

California Property Investments acquired the 166,616-square-foot One Park Plaza at 1901 E. First St. in Santa Ana from Harpo LLC for $13.5 million. Gary Pesner of Sperry Van Ness worked on the deal.

New West Properties bought 176 5,000-square-foot lots in sFontana from Overland Investments. Howard Hamlin and Kirk Gooding of Whittlesey Doyle, Irvine, brokered the transaction.


LEASES

Brasstech Inc. leased a 106,500-square-foot space at 2001 Carnegie Ave. in Santa Ana from Jaydee Enterprises for $3.6 million. Chris Coyte and Jim Snyder of Lee & Associates’ Newport Beach office represented both parties.

The Linksys Group leased 120,200 square feet at 18582 Teller Ave. in Irvine from CIGNA for $4.2 million. Phil Cohen of CB Richard Ellis’ Newport Beach office represented Linksys. Dave Desper and Chip Wright of that office represented Cigna.

Inland Paperboard and Packaging renewed its lease for a 121,000-square-foot manufacturing and distribution facility in Santa Fe Springs from Margie’s Investments. Ted Carpenter of Newport Beach-based Carpenter & Associates represented both parties.

Stein Mart Inc. leased 35,000 square feet in La Verne West Center in La Verne from Wohl Investment Co. of Irvine. The 10-year lease was valued at $3.3 million. Chris Auer of Strategic Retail Advisors, Newport Beach, represented Stein Mart. Phil Berry of Commercial West Brokers, Newport Beach, represented Wohl.

Automobile Club of Southern California leased an entire 67,708-square-foot build-to-suit facility at 14700 Hoover in Westminster from Sares-Regis for $2.7 million. Ken Hulbert of Daum Commercial Real Estate Services represented the auto club. Brad Bierbaum, Bob Goodmanson and Brian DeRevere of CB Richard Ellis’ Anaheim office represented Sares-Regis.


OTHER

Dana Point-based Biltmore Communities Inc. arranged equity financing of $6.3 million for Concordia Homes of California Inc.’s Concordia Collection at Encinitas Ranch. The financing was provided through Lakeside Realty Advisors.

RBF Consulting, Irvine, is providing final engineering services for the Liberty Station at the former Naval Training Center in San Diego. The reuse plan features educational uses, offices and research-and-development facilities, private residences, two resort hotels, parks, an arts and culture center and an esplanade.

Makena Properties broke ground on four office buildings at the entrance of Talega Business Park in San Clemente. The buildings, which will range from 4,320 square feet to 8,264 square feet, are slated for completion in November.
